A RESOLUTION SETTING FORTH A REZONE OF LOT 10, BLOCK G, GOLDEN
SAGE RANCHOS UNIT 61, SECTION 23, TOWNSHIP 22 NORTH, RANGE 19
WEST, FROM A-R/2A (AGRICULTURAL-RESIDENTIAL/TWO ACRE MINIMUM LOT
SIZE) TO A-R/1A (AGRICULTURAL-RESIDENTIAL/ONE ACRE MINIMUM LOT
SIZE) IN THE GOLDEN VALLEY AREA, MORAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of

Estrella Road, then north to Mancos Drive, then
Road, then north to the property, and
WHEREAS, there are scattered residences in the surrounding
area. This property is located near existing electric and
telephone lines. Water service is being extended north toward
this area, along Laguna and Estrella Roads, and
WHEREAS, the property is vacant and is located in and along
a large wash, and
WHEREAS, review of FEMA Floodplain Map #040058-2150B
indicates that a portion of the property is wi thin zone A, an
area of flooding potential at an undetermined depth, in the 100~
year floodplain. The majority of the land is within Zone C, an
area of minimal flooding, and
WHEREAS, this proposal is in conformance with the Sacramento
Valley/Golden Valley Area Plan, and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on April 13, 1994, the Commission
recommended APPROVAL for a rezone subject to the following:
1. Each parcel be zoned A~R/IA (Agricultural~Residential/
One Acre Minimum Lot Size).

2. Submittal and recordation of a parcel plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations and 102.04-B of the Standard
Specifications.
3. Each parcel shall meet or exceed one acre exclusive of
roadways.
4. Each parcel shall have legal access.
5. The parcel plat shall show any surface drainage and
FEMA flood zones,
6. That appropriate zoning, building, environmental and
floodplain permits be obtained prior to any
development. These permits will not be issued until
parcel plat recordation,
7. The rezone shall not become effective for 30 days after
final Board of Supervisors' approval for. the change in
classification, as per ARS 11-829E.

I f these conditions are not met wi thin one year this
approval will be void. If at the expiration of this
period the property has not been improved to meet the
use for which it was conditionally approved, the Board
(after notification by registered mail to the owner and
applicant who requested the rezoning) shall schedule a
public hearing to grant an extension, determine
compliance with the schedule for development, or cause
the property to revert to its former zoning
classification. This action is in accordance with
Arizona Revised Statutes Annotated, Title 11, Chapter
6, 11-832.
WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, April 17, 1994, and posted April 15,
1994. as required by Arizona Revised Statutes and the Mohave
County zoning Regulations.
