PAGE 1 OF ~ "OHAV~ COUNTY BOARD OF SUPERVISORS RECORDIH~ FEE 0.00 NC RESOLUTION NO. 94-137 A RESOLUTION SETTING FORTH APPROVAL OF AN EXTENSION OF TIME FOR THE APPROVED PRELIMINARY PLAN FOR GOLDEN ACRES, TRACT 3028, A SUBDIVISION OF THE S\ OF PARCEL 62, AND PARCELS 66, 67, AND 68, SECTION 18, TOWNSHIP 21 NORTH, RANGE 18 WEST, LOCATED IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held May 2, 1994, a publio hearing was oonduoted to determine whether approval should be granted for an Extension of Time for the approved Preliminary Subdivision plan of Golden Acres, Tract 3028, and WHEREAS, the owners/developers of this tract are Lee Roy and Dorothy Ollar, Golden Valley, Arizona, and WHEREAS, Golden Valley Investment, through a business arrangement, was the original developer of this property, On December 30, 1993, that partnership was dissolved and the Ollars regained full ownership of the land, and WHEREAS, the engineering firm responsible for the preparation of the drainage report and design of this subdivision is South Pointe Consultants of Bullhead City, Arizona, and WHEREAS, this proposed subdivision is located approximately six miles west of the j unction of Highways 93 and 68, and approximately one mile south of Highway 68 on the northwest corner of the intersection of Redwall Drive and Colorado Road, and WHEREAS, the Preliminary Plan depicts acres subdivided into 103 residential lots. range from One acre to 1 . 4 aores. It was rezoned to A-R/lA (Agricultural-Residential/One Acre Minimum Lot Size) via BaS Resolution No. 91-19 on January 7, 1991, and WHEREAS, abandonment proceedings are required to revert the parcels to acreage, abandon the interior road easements and abandon the north eight feet of the roadway easement for Redwall. The original request was to abandon the west eight feet of the roadway easement for Colorado Road. However, in a letter written in October, 1990, the Public Works Department requested full 50- foot one-half right-of-way for Colorado Road, and WHEREAS, Article 3,10-1 states "Upon application to the Commission and prior to the expiration of the time limit, extensions in increments of one (1) year may be granted by the Board if the subdivider is actively processing the final plat. WHEREAS, in a letter dated and delivered February 23, 1994, Lee Roy and Dorothy Ollar, owners/developers, state: "I am writing to get a new approved Preliminary Permit for Golden Acres Subdivision as the One we had has ran out because the developer did not do what he was suppose to do in the time we had to do it.", and WHEREAS, the Final Subdivision plan for Phase "A" was submitted to the County in 1991, but was not approved, and WHEREAS, the first Extension of Time was granted via BOS Resolution No. 93-63 on March 8, 1993. This will be the second Extension of Time, and WHEREAS, at a public hearing on April 13, 1994, the Mohave County Planning and Zoning Commission recommended APPROVAL of the requested Extension of Time subject to the following conditions: 1. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, May 2, 1994, APPROVED the Extension of Time for Golden Acres, Tract 3028, as recommended by the Mohave County Planning and Zoning Commission, subject to the conditions outlined herein.
