I\llCllOI'l!Mfl) RESOLUTION NO. 94-132 A RESOLUTION SETTING FORTH APPROVAL OF AN EXTENSION OF TIME FOR THE APPROVED PRELIMINARY SUBDIVISION PLAN OF RIO POINTE, TRACT 4140, BEING A PORTION OF SECTION 22, TOWNSHIP 19 NORTH, RANGE 22 WEST, LOCATED IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held May 2, 1994, a public hearing was conducted to determine whether approval should be granted for an Extension of Time for the approved Preliminary Subdivision Plan of Rio Pointe, Tract 4140, and WHEREAS, the owner/developer of this project is Trans-World Real Estate and Investments, Incorporated, aka Great American Investment Corporation, of Mesa, Arizona. The engineer of record is David J. Buchli Associates, Limited, of Chandler, Arizona, and WHEREAS, the project site is located approximately one and one-half miles south of Bullhead City's south boundary at the southwest corner of Highway 95 and the extension of Aztec Road. The subject property is accessed from Highway 95, Camp Mohave Road, Aztec Road and El Rodeo Road, and WHEREAS, the project as depicted is 243 acres divided into 46 individual lots, The minimum lot size is approximately 1.19 acres, and WHEREAS, water will be provided by Citizens Water Company, sewage treatment by Sorenson Sewer Company, gas by Southwest Gas Corporation and electricity by Mohave Electric Cooperative. Fire protection will be provided by Fort Mohave Fire Department and telephone by Citizens Utilities, and WHEREAS, Article III, Section 3.10, states: "Upon application to the Commission and prior to the expiration of the time limit, extensions in increments of one (1) year may be granted by the Board if the subdivider is actively processing the Final Plat. I f such action is not taken then all proceedings relating to the plat shall be terminated.", and . . Coury, representing the owner/developer, states: "Enclosed is a check for $200.00 for the first extension of the Rio Pointe Subdivision. The reason for this request is due to the fact that during the period of 1992-93 Mohave County Planning and Zoning had a reorganization of personnel and also during that time we did not pursue this project. "NOW that the economy has structure at Mohave County P&Z revisit this project and begin and picked up and is in place, we the process for the current would like to completion. " , WHEREAS, the Preliminary Plan was approved by the Board of Supervisors via Resolution No. 91-230 on October 21, 1991. This will be the first Extension of Time, and WHEREAS, at a public hearing on April 13, 1994, the Mohave County Planning and Zoning Commission recommended APPROVAL of the requested Extension of Time subject to the following conditions: 1. Compliance with all conditions of BOS Resolution No. 91-230. (:~ 2. This Extension of Time will be in effect until October 21, 1994. WHEREAS, notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation, in Kingman, Mohave County, Arizona on April 17, 1994, as required by the Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, May 2, 1994, APPROVED the Extension of Time for Rio POinte, Tract 4140, as recommended by the Mohave County Planning and Zoning Commission, subject to the conditions outlined herein. .~ /.,.'7i , Mohave County Board of Supervisors ~~A r?, W~ Joa C.
