PAGE i OF 2 NOHAVE COU~TY BOARD OF SUPERVISORS RECOROIHG FEE 0.00 Ne llitROf1!..MEii RESOLUTION NO. 94-120 A RESOLUTION SETTING FORTH A ZONING USE PERMIT FOR LOT 29, BLOCK 180, NEW KINGMAN ADDITION UNIT 11, TRACT 1104, SECTION 30, TOWNSHIP 22 NORTH, RANGE 16 WEST FOR THE ESTABLISHMENT OF A RESIDENCE IN CONNECTION TO A COMMERCIAL BUSINESS IN A C-2 (GENERAL COMMERCIAL) ZONE, IN THE KINGMAN AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held On April 4, 1994, a public hearing was conducted to determine whether approval should be granted for a Zoning Use Permit for the above described property to Owners Ronald and Diane Miller of Kingman, Arizona, and 1. The Zoning Use Permit is to be in connection with the commercial business only. WHEREAS, the property is located north of Northern Avenue between North Van Nuys Road and North Bond Street, and WHEREAS, the property is vacant as is the land directly north, east and south across Northern Avenue. There is a commercial building directly west, and a number of commercial bUSinesses are located along Northern Avenue to the east and west of the site. The properties beyond the commercially zoned lots are zoned residential, and WHEREAS, the owner intends to bui.ld a commercial building with an upstairs apartment. The business owners intend to live and work in the same building, and WHEREAS, review of Floodplain Map #040058-2l65C indicates this parcel is located in Zone C, an area of minimal flooding, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on March 16, 1994, the Commission recommended APPROVAL for a rezone subject to the following: 2. I f construction Or use has not commenced wi thin one year of Board approval of the Zoning Use Permit or if the use has been discontinued for six months, then approval shall terminate at that date. 5. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of Supervisors if, in the opinion of the Commission and Board, the continued use of the property would be contrary to the public health, safety, and welfare. WHEREAS. the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, MOhave County, Arizona, M"rch 20, 1994, and posted March 18, 1994, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. MORAVE COUNTY BOARD OF SUPERVISORS NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, April 4, 1994, APPROVED this Zoning Use Permit as recommended by the Mohave County Planning and Zoning CommiSSion and outlined herein.
