RESOLUTION NO. 94-119
A RESOLUTION SETTING FORTH A ZONING USE PERMIT FOR LOTS 22 AND
23, BLOCK 180, NEW KINGMAN ADDITION UNIT 11, TRACT 1104, SECTION
30, TOWNSHIP 22 NORTH, RANGE l6 WEST FOR THE ESTABLISHMENT OF A
RESIDENCE IN CONNECTION .TO A COMMERCIAL BUSINESS IN A C-2
(GENERAL COMMERCIAL) ZONE, IN THE KINGMAN AREA, MORA VE COUNTY,
ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on April 4, 1994, a public hearing was
conducted to determine whether approval should be granted for a
Zoning Use Permit for the above described property to owner James
Miller of Kingman, Arizona, and
WHEREAS, the property is located on the northeast side of
Northern Avenue and North Van Nuys Road, and
WHEREAS, the property is vacant with vacant land directly
north, east and south across Northern Avenue. There are
commercial businesses along Northern Avenue to the east and west
of the site. The properties beyond the commercially zoned lots
are zoned residential, and
WHEREAS, the owner intends
buildings on Lots 22 and 23, each

WHEREAS, the Zoning Use Permit is for Lots 22 and 23. If a
problem arises on one of the lots and the permit is revoked it
WOuld apply to both lots, and
WHEREAS, review of Floodplain Map it0400S8-2l65C indicates
this parcel is located in Zone C, an area of minimal flooding,
and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on March 16, 1994, the Commission
recommended APPROVAL for a rezone subject to the following:
1. The Zoning Use Permit is to be in connection with the
commerCial business only.

2. The applicant comply with all applicable provisions of
the Mohave County Zoning Regulations.
3. That appropriate zoning, building, environmental and
floodplain permits be obtained.
4. I f construction Or use has not commenced wi thin one
year of Board approval of the Zoning Use Permit Or if
the use has been discontinued for six months, then
approval shall terminate at that date.
5. This Zoning Use Permit is subject to revocation upon 60
days notification by the Board of Supervisors if, in
the opinion of the Commission and Board, the continued
use of the property would be contrary to the public
health, safety, and welfare.
WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, March 20, 1994, and posted March 18,
1994, as required by Arizona Revised Statutes and the .Mohave
County Zoning Regulations.
MOHAVE COUNTY BOARD OF SUPERVISORS
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, April 4, 1994, APPROVED this
Zoning Use Permit as recommended by the Mohave County Planning
and Zoning Commission and outlined herein.
