A RESOLUTION SETTINC FORTH A REZONE OF LOTS 37, 38, 39 AND 40,
BLOCK 99, NEW KINGMAN ADDITION UNIT 8, TRACT 1101, SECTION 30,
TOWNSHIP 22 NORTH, RANGE 16 WEST, FROM C-1 (NEIGHBORHOOD
COMMERCI"L) TO R-l (SINGLE FAMILY RESIDENTIAL) IN THE KINGMAN
AREA, MORAVE COUNTY, "RIZONA.
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on April 4, 1994, a public hearing was
conducted to determine whether approval should be granted for a
rezone for the above described property to owner Albert Blatecky
of Glendale, Arizona, and
WHEREAS, the property is located one-half mile north of
Northern Avenue and west of North Bank Street. The lots are
accessed directly from North Bank Street or from Leroy Avenue,
and
WHEREAS, the majority of the commercial properties along
North Bank Street north of Northern ,",venue are vacant. Not
including the businesses located on Northern Avenue there are a
total of six existing businesses located along North Bank Street.
There are a number of reSidential homes located on commercially
zoned properties near North Bank Street north of Northern Avenue,
and
WHEREAS, other properties in this area have been rezoned
from C-l to R-l. Lots 1-4 and 37-40, Block 105, were rezoned in
December, 1990, per Resolution No. 90-372, and Lots 17 and 18,
BLock l07, were rezoned in February, 1993, per Resolution No. 93-
46, and
WHEREAS, the lots to be rezoned would have commercial
properties on three sides. Residential lots in this locati09 may
create land uSe conflicts with the surrounding commercial lots.
Future owners may react negatively to commercial activity that
was permitted prior to residential use, and

4. The rezone shall not become effective until 30 days
after final approval of the change in classification by
the Board of Supervisors, as per ARS ll-829E.
WHEREAS. the notice of hearing waS published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, AriZona, March 20, 1994, and posted March 18,
1994, as required by Arizona Revised Statutes and the Mohave
County Zoning Regulations.
NOW. THEREFORE BE IT R~SOLV~D, that the Board of Supervisors,
at their regular meeting on Monday, April 4, 1994, APPROVED this
rezone as recommended by the Mohave CG.unty Planning and Zoning
Commission and outlined herein.
