PAGE 1 OF 2 ~oHAVE CO~~TY BOARO OF SUPERVISORS RECOROI~G fEE 0.00 HC RESOLUTION NO. 94-116 A RESOLUTION SETTING FORTH A REZONE OF PARCEL 60-B, SECTION 7, TOWNSHIP 23 NORTH, RANGE 16 WEST, FROM A-R/10A (AGRICULTURAL- RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) ZONE TO A-R/5A (AGRICULTURAL-RESIDENTIAL/FIVE ACRE MINIMUM LOT SIZE) ZONE, LOCATED IN THE LONG MOUNTAIN PORTION OF THE MORAVE COUNTY GENERAL AREA, MORAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on April 4, 1994, a public hearing was conducted to determine whether approval should be granted for a rezone for the above described property to owners William and Victoria Luna of San Diego, California, aod WHEREAS, the north of Jagerson Hill Road to Calle property Avenue. LucerOI is located approximately nine miles This land is accessed via Stockton and east to the property, and WHEREAS, there are nO residences or utilities in the immediate surrounding area, and WHEREAS, the site is vacant and is located in flat, slightly rolling terrain. Small washes cross this property in a northeasterly direction, and WHEREAS, review of Floodplain Map 1I040058-2000B indicates that the property is within Zone C, an area of minimal flooding, and WHEREAS, this Mountain Area Plan, proposal and is in conformance with the _Long WHEREAS, at the public hearing before the Mohave county Planning and Zoning .Commission on March 16, 1994, the Commission recommended APPROVAL for a rezone subject to the following: 1. Each parcel be zoned A-R/ SA (Agricul tural- Residential/Five Acre Minimum Lot Size). 2. Submi ttaland recordation accordance with Article Subdivision Regulations, Specifications, and 32.B2 of a parcel plat prepared in 3.16 of the Mohave County l02.04-B of the Standard of the zoning Regulations. The parcel plat shall show any surface drainage and FEMA flood zones. 6. That the Board of Supervisor-s accepts the name Calle Lucero Circle for the 60-foot roadway easement along the western boundary of this property, and that the road name be shown on the parcel plat_ 7. That appropriate zoning, building, environmental and floodplain permits be obtained prior to any development. These permits will not be issued until parcel plat recordation. 8. The rezone shall not become effective for- 30 days after final Board of Supervisors' approval for the change in classification, as per ARS Il-829E. 9. I f these conditions are not met wi thin one year this approval will be void. If at the expiration of this period the property has not been improved to meet the use for Which it was conditionally approved, the Board (after notification by registered mail to the owner and applicant who requested the rezoning) shall SChedule a public hearing to grant an extension, determine compliance with the schedule for development, or cause the property to revert to its former zoning classification. This action is in accordance with Arizona Revised Statutes Anno~ed, Title ll, Chapter 6, 11-832. WHEREas, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, March 2.0, 1994, and posted March 18, 1994, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFOR~ BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, April 4, 1994, APPROVED this rezone as recommended by the Mohave ~ounty Planning and Zoning Commission and outlined herein.
