RESOLUTION NO. 94-115
A RESOLUTION SETTING FORTH A REZONE OF THE wl.; OF PARCEL 248,
STOCKTON HILL RANCHES UNIT 8, SECTION 36, TOWNSHIP 23 NORTH,
RANGE 17 WEST, FROM A-R/lOA (AGRICULTURAL-RESIDENTIAL/TEN ACRE
MINIMUM LOT SIZE) ZONE TO A-R/5A (AGRICULTURAL-RESIDENTIAL/FIVE
ACRE MINIMUM LOT SIZE) ZONE, LOCATED IN THE LONG MOUNTAIN PORTION
OF THE MOHAVE COUNTY GENERAL AREA, MOHAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on April 4, 1994, a public hearing was
conducted to determine whether approval should be granted for a
rezone for the above described property to owners Matthias and
Patricia Anderson of Oatman, Arizona, and
WHEREAS, the property is located approximately four and one-
half miles north of Jagerson Avenue. This land is accessed via
Stockton Hill Road to Jane [002657' Av'Etnue, east to Parker Street,
then north to Deloris Avenue, and west to the property, and
WHEREAS, there are several widely scattered residences in
the surrounding area. There is electric and telephone service in
the immediate area, and
WHEREAS, the site is vacant and is located in rolling
foothill terrain. A few washes cros.s the property from west to
east. No roads are bladed to the property at this time. This
property is fronted on the north, south and west boundaries by
50-foot wide roadway and utility easements, and
WHEREAS, review of Floodplain Map #040058-21558 indicates
that the property is within Zone C, an area of minimal flooding,
and
WHEREAS, this proposal is in conformance with the Long
Mountain Area Plan, and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on March 16, 1994, the Commission
recommended APPROVAL for a rezone subject to the following:
1. Each parcel be zoned A-R/5A (Agricultural-Residential/
Five Acre Minimum Lot Size).

2. Submittal and recordation of a parcel plat prepared in
accordance with Article 3.l6 of the Mohave County
Subdivision Regulations and 102.04-B of the Standard
Specifications.
3. Each parcel shall meet or exceed five acres exclusive
of roadways.
4. Each parcel shall have legal access.
5. The parcel plat shall show any surface drainage and

6. That the Board of Supervisors accept the dedication of
a 42-foot roadway along the west boundary (Linger
Street), a 35-foot roadway along the north boundary
(Ruthe Avenue), and a 30-foot roadway along the south
boundary (Deloris Avenue) of this property. In
addi tion. the dedication of 20-foot radius .curves at
the northwest and southwest corners of the parcel. The
dedication required by the rezoning resolution shall be
shown on the parcel plat and accepted by the Board of
Supervisors upon parcel plat recordation.

7. That appropriate zoning, building, environmental and
floodplain permits be Obtained prior to any
development. These permits will not be. issued until
parcel plat recordation.
8. The rezone shall not become effective for 30 days after
final Board- of Supervisors' aeproval for the change in
classification, as per ARS ll-829E.
9, I f these conditions are not, met wi thin one year this
approval will be void. If at the expiration of this
period the property has not been improved to meet the
use for which it waS conditionally approved, the Board
(after notification by registered mail to the owner and
applicant who requested the rezoning) shall schedule a
public hearing to grant an extension, determine
compliance with the SChedule for development, or cause
the property to revert to its former zoning
classification. This action is in accordance with
Arizona ReVised Statutes Annotated, Title 11, Chapter
6, 11-832.

WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, March 20, 1994, and posted March 18,
1994, as required by Arizona Revised Statutes and the Mohave
County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of supervisors,
at their regular meeting on Monday, April 4, 1994, APPROVED this
rezone as recommended by the Mohave County Planning and Zoning
Con~ission and outlined herein.
