RESOLUTION NO. 94-110 A RESOLUTION SETTING FORTH A REZONE OF PARCEL 1, GOLDROAD STATION UNIT 6, SECTION 18, TOWNSHIP 20 NORTH, RANGE 18 WEST FROM Po- e<i36A (AGRICULTURAL-RESIDENTIAL/THIRTY-SIX ACRE MINIMUM LOT SIZE) TO A- RIlOA (AGRICULTURAL-RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) IN THE GOLDEN VALLEY AREA, MORAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on April 4, 1994, a public hearir"J ',.,as conducted to determine whether approval should be granted for a rezone for the above described property to owner James Cashen of Golden Valley, Arizona, and WHEREAS, the property is located north of Oatman Highway and east of Desert View Trail. The property is accessed from Oatman Highway via Aquarius Drive, then west to Kingman Trail, then north to the property, and WHEREAS, the site is vacant with the surrounding area alsO vacant. There are a few scattered residences to the west, and WHEREAS, Goldroad Station Unit 6 is surrounded by a number of subdivisions with two and one-half acre lots, and WHEREAS. the owner intendS to divide the property into three parcels, and WHEREAS, review of Floodplain Map 11040058-23258 indJ.~ates this parcel to be in Zones C and A. The majority of this ~;orcel is located in Zone C, an area of minimal flooding. The remainder is in zone A, an area of loo-yeai flood, base flood elevations and flood hazard factors not determined. This parcel requires a Floodplain Use Permit for any development, and WHEREAS, at the public hearing before the Mohave County Planning and zoning commission on March 16, 1994, the Commission recommended APPROVAL for a rezone subject to the following: 1. Submittal and recordation of a parcel Plat prepared in accordance with Article 3.16 of the Mohave County Subdivision Regulations and 102. 04-B of the Standard Speci fica tions". 3. That the Board of Supervisors accept the dedication of a 20-foot radius at the northwest corner of the property at the intersection of Kingman Trail and Chemehuevi Drive. The dedication required by the rezoning resolution shall be shown on the Parcel Plat and accepted by the Board of Supervisors upon Parcel Plat recordation. 4. The parcels will meet or exceed their respective acreage exclusive of road easements. 5. Each parcel shall have legal access. 6. The Parcel Plat shall show any surface drainage and FEMA flood zoneS. 7. That appropriate zoning, building, environmental and floodplain permits be Obtained prior to any development. These permits will not be issued unti 1 the Parcel Plat is recorded. 8. The rezone shall not become effective for 30 days after final Board of Supervisors approval for the change in classification, as per ARS ll-829E. 9. If these conditions are not met wi thin one year this approval will be void. If at the expiration of this period the property has not been improved to meet the use for which it was conditionally approved, the Board (after notification by registered mail to the owner and applicant who requested the rezoning) shall SChedule a public hearing to grant an extension, determine compliance with the SChedule for development, or cause the property to revert to its former zoning classification. This action is in accordance with Arizona Revised Statues Annotated, Title 11, Chapter 6, 11-832. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, March 20, 1994, and posted March 18, 1994, as required by Arizona Revised Statutes and the Mohave County zoning Regulations. ~ , . Page 3 NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, April 4, 1994, APPROVED this rezone as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
