PAGE 1 OF 2 nOHAVE COUNTY BOARD OF SUPERVISORS RECORDIf~ FEE 0.00 NC RESOLUTION NO. 94-109 A RESOLUTION SETTING FORTH A REZONE OF LOT 15, VALLEY RANCHOS UNIT 8, SECTION. 3, TOWNSHIP 20 WEST FROM A-R/2A (AGRICULTURAL-RESIDENTIAL/TWO SIZE) TO A-R/lA (AGRICULTURAL-RESIDENTIAL/ONE SIZE) IN THE GOLDEN VALLEY AREA, MORAVE COUNTY, BLOCK L, GOLDEN NORTH, RANGE 19 ACRE MINIMUM LOT ACRE MINIMUM LOT ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on April 4, 1994, a public hearing was conducted to determine whether approval should be granted for a rezone for the above described property to owner Don Paul of San Diego, California, and WEEREAS, the property is located five miles south of Highway 68 between Jade and Kaibab Roads. The property is accessed from Highway 68 via Estrella Road, then south to Shinarump Drive, then west to Chiricahua Road, then south to the property, and WHEREAS, there is a residential home located directly north of the property and scattered residential homes throughout the area. The majority of the land in the area is vacant; the site proposed for rezoning is also vacant, and WHEREAS, the applicant proposes dividing this two-plus acre lot into two one-acre lots, and WHEREAS, review of Floodplain Map #040058-23258 this parcel is located in zone C, an area of minimal and indicates flooding, WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on March 16, 1994, the Commission recommended APPROVAL for a rezone subject to the following: l. The parcels be zoned A-R/lA (Agricultural-Residential/ One Acre Minimum Lot Size).' 2. Submittal and recordation of a Parcel Plat prepared in accordance with Article 3.16 of the Mohave County Subdivision Regulations and 102.04-8 of the Standard Specifications. 3. The parcelS will meet or exceed their respective acreage exclusive of road easements. . . RESOLUTION NO. 94-109 Page 2 PAGE 2 OF 2 BK 2333 PG ~60 (FEE~9~-20525) 4. Each parcel shall have legal access. 5. The Parcel Plat shall show any surface drainage and FEMA flood zones. 6. That appropriate zoning, building, environmental and floodplain permits be obtained prior to any development. These permits will not be issued until parcel Plat recordation, 7. The rezone shall not become effective for 30 days after final Board of Supervisors approval for the change in classification, as per ARS 11-829E. 8. I f these conditions are not met wi thin one year this approval will be void. If at the expiration of this period the property has not been improved to meet the use for which it was conditionally approved, the Board (after notification by registered mail to the owner and applican~ who requested the rezoning) shall schedule a public hearing to grant an extension, determine compliance with the schedule for development, or cause the property to revert to its former zoning classi fication. This action is in accordance with Arizona Revised Statues Annotated, Title 11, Chapter 6, 11-832. WHEREAS, the notice of hearing waS published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, March 20, 1994, and posted March 18, 1994, as required by Arizona Revised- Statutes and the Mohave County zoning Regulations.
