A RESOLUTION SETTING FORTH A REZONE OF LOTS 9 AND 10, BLOCK E,
GOLDEN SAGE RANCHOS UNIT 66, SECTION 3, TOWNSHIP 21 NORTH, RANGE
19 WEST FROM A-R/2A (AGRICULTURAL-RESIDENTIAL/TWO ACRE MINIMUM
LOT SIZE) TO A-R/lA (AGRICULTURAL-RESIDENTIAL/ONE ACRE MINIMUM
LOT SIZE) IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board
of Su~ervisors held on April 4, 1994, a public hearing was
conducted to determine whether approval should be granted for a
rezone for the above described property to owners Gold River
Investment properties V of Scottsdale, Arizona, and
WHEREAS, the property is located north of Highway 68 and
west of Estrella Road. The pro~erty is accessed from Highway 68
via Estrella Road, then north to Burro Drive, then west to the
property, and
WHEREAS, the land uses around the property consist of
scattered single family homes and vacant land, and
WHEREAS, the owner intends to divide Lots 9 and 10 into
three parcels, and
WHEREAS, the. applicant has applred for A-R zoning which
allows a one-acre minimum lot size. A one acre minimum lot size
for this parcel would create the potential for an unauthorized
subdivision, and
WHEREAS, review of Floodplain Ma~ #040058-2125C indicates
this parcel to be in Zone A, an area of 100-year flood, base
flood elevations and flood hazard factors not determined. This
parcel requires a Floodplain Use Permit for any development, and
WHEREAS, at the public hearing before the Mohave County
Planning and zoning Commission on March 16, 1994, the Commission
recommended APPROVAL for a rezone subject to the following:

2. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations and 102. 04-B of the Standard
Specifications.
3. That the Board of Supervisors accept the dedication of
a 20-foot radius at the southwest corner of the
property at the intersection of Burro Drive and Elfrida
Road. The dedication required by the rezoning
resolution shall be shown on the Parcel Plat and
accepted by the Board of Supervisors upon Parcel Plat
recordation.
4. The parcels will meet or exceed their respective
acreage exclusive of road easements.
S. Each parcel shall have legal access.
6. The Parcel Plat shall show any surface drainage and
FEMA flood zones.
7. That appropriate zoning, building, environmental and
floodplain permits be obtained prior to any
development. These permits will not be issued until
Parcel Plat recordation.
8, The rezone shall not become effective for 30 days after
final Board of Supervisors approval for the change in
classification, as per ARS 11-829E.
9. If these conditions are not wet wi thin one year this
approval will be void. If at the expiration of this
period the property has not been improved to meet the
use for which it was conditionally approved, the Board
(after notification by registered mail to the owner and
applicant who requested the rezoning) shall schedule a
public hearing to grant an extension, determine
compliance with the schedule for development, or cause
the property to revert to its former zoning
classification. This action is in accordance with
Arizona Revised Statues Annotated, Title 11, Chapter 6,
ll-832.
WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, March 20, 1994, and posted March 18,
1994, as required by Arizona Revised Statutes and the Mohave
County zoning Regulations.

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, April 4, 1994, A?PROVED this
rezone as recommended by the Mohave County ?lanning and zoning
Commission and outlined herein.
