RESOLUTION NO 94-107 A RESOLUTION SETT~NG FORTH A REZONE OF LOT 11, BLOCK J, GOLDEN SAGE RANCHOS UNIT 62, SECT~ON 13, TOWNSHIP 22 NORTH, RANGE 19 WEST, FROM A-R/2A (AGRICULTURAL-RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE) ZONE TO A-R/1A (AGRICULTURAL-RESIDENTIAL/ONE ACRE MINIMUM LOT S~ZE) ZONE, LOCATED IN THE GOLDEN VALLEY AREA, MOtffiVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on April 4, 1994, a public hearing was conducted to determine whether approval should be granted for a rezone for the above described property to owners Nancy McDonald and Tim Springer of Bullhead City, Arizona, and WHEB.EAS, the property is located approximately four miles north of Highway 68. This land is accessed via Highway 68 to Milky Way Road, then north to Chino Drive, east to Laguna Road, north to McElmo Drive, east to Parker Road and north to the property, and WHEREAS, there are scattered residences in the surrounding area. Electric and telephone lines are nearby to the west; however, they are not yet hOOked up to this property. water lines are being extended north along Laguna Road, two to three miles south of McElmo Drive, and WHEREAS, there are two mobile homes on this lot; one on each the north and south half of the property. This site is located on flat land with no significant drainage or washes, and WHEREAS, review of Floodplain Map #040058-2l50B indicates that the property is within Zone C, an area of minimal flooding, and WHEREAS, this proposal is in conformance with the Sacramento Valley/Golden Valley Area Plan, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on March 16, 1994, the Commission recommended APPROVAL for a rezone subject to the following: 1. ,Each parcel be zoned A-R/1A (Agricultural-Residential/ One Acre Minimum Lot Size). Submittal and recordation of a parcel plat prepared in accordance with Article 3.16 of the Mohave County Subdivision Regulations and 102. 04-B of the Standard Spec i fica t ions.. 3. Each parcel shall meet or exceed one acre exclusive of roadways. 4. Each parcel shall have legal access. 5. The parcel plat shall show any surface drainage and FEMA flood zones. 6. That appropriate zoning, building. environmental and floodplain permits be obtained prior to any development. These permits will not be issued until the parcel plat is recorded. 7. The rezone shall not become effective for 30 days after final Board of Supervisors' approval for the change in classification, as per ARS 11-829E. 8. I f these conditions are not met wi thin one year this approval will be void. If at the expiration of this period the property has not been improved to meet the use for which it was conditionally approved, the Board (after notification by registered mail to the owner and applicant who requested the rezoning) shall schedule a public hearing to grant an extension, determine compliance with the schedule for development, or cause the property to revert to its former zoning classification. This action is in accordance with Arizona Revised Statutes Annotated, Title ll, Chapter 6, 11-832. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, March 20, 1994, and posted March 18.. 1994, as required by Arizona Revised Statutes and the Mohave County zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, April 4, 1994, APPROVED this rezone as recommended by the Mohave County Planning and zoning Commission and outlined herein.
