PAGE 1 OF 2 MOHAVE COUHTY BOARD DF SUPERVISORS RECOROI~G FEE 0.00 He RESOLUTION NO. 94-103 A RESOLUTION SETTING FORT~ A ZONING USE PERMIT FOR LOTS 38 AND 39 AND T~E N~ OF LOT 40, BERMUDA VILLAGE, SECTION 15, TOWNS~IP 17 NORTH, RANGE 22 WEST, FOR THE ESTABLISHMENT OF A SECURITY WATCHMAN'S RESIDENCE IN A CMO (COMMERCIAL MANUFACTURING OPEN LOT STORAGE) ZONE IN THE SOUTH MO!l.AVE VALLEY AREA, MO!l.AVE COUNTY, ARIZONA. W~EREAS, at the regular meeting of the Mohave County Board of Supervisors held on April 4, 1994, a public hearing was conducted to determine whether approval should be granted for a Zoning Use Permit for the above described property to owner Dave Rensink of Mohave Valley, Arizona, and WHEREAS, the property is located south of the intersection of Highway 95 and Courtwright Road and east of Harbor Avenue. The property is accessed from Highway 95 via Barrackman Road south to Village Drive. then west to Bermuda Court, then south to the property, and WHEREAS, the surrounding land uses consist of commercial businesses to the north, east and south and vacant land to the west. The properties in the area are zoned for commercial and manufacturing uses, and WHEREAS, be occupied property, and there is a mobile home on the site that appears to and an assortment of equipment stored on the WHEREAS, the owner applied for a building permit for the mobile home on February 2, 1994; however, the permit is on hold until approval of the ZUP. The owner has also applied for a change of use permit for heavy equipment storage, and WHEREAS, the mobile home is to be used as a night watchman's quarters, and WHEREAS, review of Floodplain Map #040058-2615C indicates this parcel is located in Zone B, areas between limits of the lOO-year flood and SOO-year flood, and . ~ . . RESOLUTION NO. 94-103 Page 2 WHEREAS, at the public hearing before the Planning and Zoning Commission on March 16, 1994, reconunended APPROVAL for a Zoning Use Permit following: Mohave County the Commission subj ect to the l. The Zoning Use Permit is to be in connection with the commercial business only. 2. The applicant comply with all applicable provisions of the Mohave County Zoning Regulations. 3. That appropriate zoning. building, environmental and floodplain permits be obtained. 4. If construction or use has not commenced wi thin one year of Board approval of the Zoning use Permit or if the use has been discontinued for six months, then approval shall terminate at that date. s. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of Supervisors if, in the opinion of the Commission and Board, the continued use of the property would be contrary to the public health, safety, and welfare. " WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, March 20, 1994, and posted March 18, 1994, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED. that the Board of Supervisors, at their regular meeting on Monday, April 4, 1994, APPROVED this Zoning Use Permit as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
