PAGE i OF 2 HOHAVE COUHTY BOARD OF SUPERVISORS RECOROIN~ FEE 0.00 He' RESOLUTION NO. 94-101 A RESOLUTION SETTING FORTH APPROVAL OF AN EXTENSION OF TIME FOR THE APPROVED PRELIMINARY SUBDIVISION PLAN OF LAKERIDGE ESTATES, TRACT 3035, BEING A PORTION OF SECTION 21, TOWNSHIP 14 NORTH, RANGE 20 WEST, LOCATED IN THE LAKE HAVASU AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held April 4, 1994, a public hearing was conducted to determine whether approval should be granted for an Extension of Time for the approved Preliminary Subdivision Plan of Lakeridge Estates, Tract 3035, and WHEREAS, the owner/developer of this tract is Lyle Matzdorf, Sun States Development, Scottsdale, Arizona. The engineering firm responsible for the preparation of'the design of this (~~ subdivision is Hess-Roundtree, Inc., phoenix, Arizona, and '<~7~-,i ',W I I , ! , I i i j ~ " . ~. ."'l .;;~., I .......:',-., ij , j: ~ '.1 WHEREAS, the preliminary plan depicts 80 acres subdivided into 231 single family dwelling lots. The residential lots are 9,350 square feet or larger, and WHEREAS, water will be supplied by Havasu Water Company; electric power and telephone service by Citizens Utilities Company. Sewage disposal will be by on-site septic systems. This subdivision is in the Desert Hills Fire District. Solid waste (garbage) disposal will be provided by private carrier, and WHEREAS, Article 3.10-1 states: "Upon application to the Commission and prior to the expiration of the time limit, extensions in increments of one .( 1) year may be granted by the Board if the subdivider is actively processing the Final Plat. If such action is not taken then all proceedings relating to the plat shall be terminated", and WHEREAS, in a letter dated January 25, 1994, received by Planning and Zoning on January 26, 1994, Steven J. Palazzola, representing Southpoint Partners, owner/developer, states: "I am writing this letter as a request for extension of time to keep phase 3035-B active. Phase 3035-B is considered Phase II of my Lakeridge Estates project and I am planning on recording Phase 3035-B as soon as Phase 3035-A has recorded enough sales. Again, please use this letter as my formal request for our second (1) one year extension of Phase 3035-8 Lakeridge Estates. Also, please find enclosed an extension fee of $300.00," and ~ .. RESOLUTION NO. 94-101 page 2 WHEREAS, the preliminary plan for this tract was approved by the Mohave County Board of Supervisors on January 7, 1991, via BOS Resolution No. 91-1. This will be the second Extension of Time, and WHEREAS, at a public hearing on March 16, 1994, the Mohave County Planning and Zoning Commission recommended Approval of the requested Extension of Time subject to the following: ' 1. Compliance with BOS Resolution No. 91-1. 2. This Extension of Time will be in effect until January 7, 1995. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation, in Kingman, Mohave County, Arizona on March 20, 1994, as required by the Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, April 4, 1994, APPROVED the Extension of Time for Lakeridge Estates, Tract 3035, as recommended by the Mohave County Planning and Zoning Commission, subject to the conditions outlined herein.
