RESOLUTION NO. 94-97
A RESOLUTION SETTING FORTH APPROVAL OF AN EXTENSION OF TIME FOR
THE APPROVED PRELIMINARY SUBDIVISION PLAN OF MAUNA LANI, TRACT
4l49, BEING A PORTION OF SECTION 15, TOWNSHIP 17 NORTH, RANGE 22
WEST, LOCATED IN THE SOUTH MORAVE VALLEY AREA, MORAVE COUNTY,
ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held April 4, 1994, a public hearing was conducted
to determine whether approval should be granted for an Extension
of Time for the approved Preliminary Subdivision Plan of Mauna
Lani, Tract 4149, and
WHEREAS, the owner/developer of this project is Michael
Mangana, Owen Development Company, Monrovia, California. The
engineer responsible for plan preparation and drainage study is
Civiltec Engineering, Inc. of Monrovia, California, and
WHEREAS, this property is located approximately one mile
north of Needles, California, on the north side of Levee Drive,
one mile south of Highway 95, and west of the Harbor Avenue
intersection, and
WHEREAS, the developer is proposing to subdivide 9.42 acres
into 42 lots. These lots will be developed for single family
homes only. Minimum lot size will be 8,000 square feet with the
maximum lot si~e at 13,750 square feet. The proposed density is
4.46 dwelling units per acre, and
WHEREAS, sewer and water will be supplied by
Tribal Utility Authority. Electric service will be
Mohave Electric Cooperative and telephone service

WHEREAS, Article 3.10-1 states: "Upon application to the
Commission and prior to the expiration of the time limit,
extensions in increments of one (1) year may be granted by the

If such action is not taken then all proceedings relating to the
plat shall be terminated", and
