"..n...!'r..)'- ~~! ...'r~.;i.:''''......:'-'. ~ ;r.:-\ '..,' "t'- .~: .,/.:::~(~:. -','~N:~/~ ~~.it~~.:E:i~:,~ RESOLUTION NO. 94-96 A RESOLUTION SETTING FORTH APPROVAL OF AN EXTENSION OF TIME FOR THE APPROVED PRELIMINARY SUBDIVISION PLAN OF MAUNA KEA VILLAGE, TRACT 4141, BEING A PORTION OF SECTION 15, TOWNSHIP 17 NORTH, RANGE 22 WEST, LOCATED IN THE SOOTH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held April 4, 1994, a public hearing was conducted to determine whether approval should be granted for an Extension of Time for the approved Preliminary Subdivision Plan of Mauna Kea Village, Tract 4141, and WHEREAS, the owner/developer of this project is Mr. Mike Mangana, Owen Development Company, Monrovia, California. The engineer responsible for plan preparation and drainage study is Civilteo Engineering, Ino. of Monrovia, California, and WHEREAS, this property is looated approximately one mile north of Needles, California, on the north side of Levee Drive, one mile south of Highway 95 and west of the Harbor Avenue intersection, and WHEREAS, the developer is proposing a three-phase, 83-lot subdivision. These lots will be developed for single family, homes only, and WHEREAS, sewer and water will be supplied by Fort Mohave ", Tribal Utility Authority (FMTUA). Electric service will be supplied by Mohave Electric Cooperative and telephone service by Citizens Utilities RuraL This project is located within the Mohave Valley Fire District, and WHEREAS, Arti.cle 3.10-1 states: "Upon appli.cati.on to the Commissi.on and prior to the expiration of the time limit, extensions in increments of one (1) year, may be granted by the Board if the subdivider is actively processing the Fi.nal Plat. RESOLUTION NO. 94-96 Page 2 WHEREAS, in a letter dated January 12, 1994, received by Planning and Zoning on January 18, 1994, Michael Mangana, representing Owen Development, owner/developer, states: "I hereby request an extension of time for the approved preliminary plat, petitions of exceptions, and zone change associated with the above referenced project. It is my understanding that without an extension, said plat and related actions will expire May 4, 1994. (P&Z Note: Date is in error.) "We have been in the process for said subdivision, but necessary," and of developing the final plans a time extension will be WHEREAS, the preliminary plan for this tract was approved by the Mohave County Board of Supervisors on April 6, 1992, via BOS Resolution No. 92-107. This will be the first Extension of Time, and 1. at a public hearing on March 16, 1994, the Mohave County and Zoning Commission recommended Approval of the Extension of Time subject to the following: Compliance with BaS Resolution No. 92-107. WHEREAS, Planning requested 2. This Extension of Time will be in effect until April 6, 1995. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation, in Kingman, Mohave County, Arizona on March 20, 1994, as required by the Arizona Revised Statutes and the Mohave County zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, April 4, 1994, APPROVED the Extension of Time for Mauna Kea Village, Tract 4141, as recommended by the Mohave County Planning and Zoning Commission, subject to the conditions outlined herein.
