A RESOLUTION SETTING FORTH A RE~',ONE OF LOT 52, ZAFIRO ACRES,
SUNWARD HOI RANCHES, SECTION 5, TONNSHIP 22 NORTH, RANGE 16 WEST,
FROM A-R/10A (AGRICULTURAL-RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE)
ZONE TO A-R/5A (AGRICUL'l'URAL-RESIDENTIAJ~/FIVE ACRE MINIMUM LO'l'
SIZE) ZONE, LOCATED IN THE LONG r,lOUNTAIN PORTION OF THE MOHAVE
COUNTY GENERAL AREA, MOHAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on March 1, 1994, a public hearing was
conducted to determine whether approval should be granted for a
rezone for the above described pl;operty to owners William and
Victoria Luna of San Diego, California, and
WHEREAS, there are no residences or utilities within close
proximity of this property, and
WHEREAS, the site is vacant and is located in flat, slightly
rolling terrain. This land contains no major washes, and
WHEREAS, review of Floodplain Map #040058-21558 indicates
that the property is within Zone C, an area of minimal flooding,
and
WHEREAS, this proposal is in conformance with the Long
Mountain Area Plan, and
WHEREAS, at the

3. Each of the three parcels shall meet or exceed five
acres exclusive of roadways.
4. Each parcel shall have legal access,

6. That the Board of Supervisors accept the granting of a
30-foot roadway easement including an offset cul-de-sac
bulb along the eastern boundary of the property. In
addition, the granting of a 20-foot radius curve at the
northeast corner of the property. The granting
required by the rezoning resolution shall be shown on
the parcel plat and accepted by the Board of
Supervisors upon parcel plat recordation.
7. That the Board of Supervisors accept the name Javelina
Lane for the granted 30-foot roadway easement, and that
the road name be shown on the parcel plat.

That appropriate zoning, building, environmental and
floodplain permits be obtained prior to any
development. These permits will not be issued until
parcel plat recordation.
9. The rezone shall not become effective for 30 days after
final Board of Supervisors approval for the change in
classification, as per ARS 11-829E.

IO. If these conditions are not met within one year this
approval will be void. If at the expiration of this
period the property has not been improved to meet the
use for which it was conditionally approved, the Board
(after notification by registered mail to the owner and
applicant who requested the rezoning) shall schedule a
public hearing to: grant an extension, determine
compliance with the SChedule for development or cause
the property to revert to its former zoning
classification. This action is in accordance with
Arizona Revised Statutes Annoted, Title 11, Chapter 6,
11-832.

WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, February 13,1994, and posted February
14, 1994, as required by Arizona Revised Statutes and the Mohave
County Zoning Regulations.

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Tuesday, March 1, 1994, APPROVED this
rezone as recommended by the Mohave County planning and Zoning
Commission and outlined herein.
