I RESOLUTION NO. 94-300 A RESOLUTION SETTING FORTH A REZO~.J;: OF LOT 8, BLOCK H, GOLDEN SAGE RANCHOS, UNIT 68, SECTION 27, TOWNSHIP 22 NORTH, RANGE 19 WEST, FROM A-R/2A (AGRICULTURAL-RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE) TO A-R/lA (AGRICULTURAL-RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) IN THE GOLDEN VALLEY AREA, MORAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on September 6, 1994, a public hearing was conducted to determine whether approval should be granted for a rezone for the above described property to Donald and Margorie Windecker of Kingman, Arizona, and WHEREAS, the property is located east of Egar Road and north of Todilto Drive. This land is accessed via Hwy. 68, then north on Egar Road, then east on Todilto Drive to the site, and WHEREAS, the site is primarily flat and the surrounding area is gently rolling. There are no significant washes or drainage that cross the property, and WHEREAS, there are a few scattered residences in the area. The property has a house located on the southwest side of the lot. A pad has been recently bladed on the east side of the lot. Submittal and recordation of a parcel plat prepared in accordance with Article 3.16 of the Mohave County Subdivision Regulations, and 102.04-D of the Standard Specifications. 3. Each parcel shall meet or exceed its respective acreage exclusive of roadways. 4. Each parcel shall have legal aCcess. 5. The parcel plat shall show any surface drainage and FEMA flood zones, 6. That appropriate zoning, building, environmental and floodplain permits be obtained prior to any development. These permits will not be issued until Parcel Plat recordation. 7. The rezone shall not become effective for 30 days after final Board of Supervisors approval for the change in classification, as per ARS ll-829E. 8. If these conditions are not met within one year this approval will expire. If at the expiration of this period the property has not been improved to meet the use for which it was conditionally approved, the Board (after notification by registered mail to the owner and applicant who requested the rezoning) shall schedule a public hearing to grant an extension, determine compliance with the SChedule for development, or cause the property to revert to its former zoning classification. This action is in accordance with Arizona Revised Statutes Annotated, Title 11, Chapter 6, 11-832. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, August 21, 1994, and posted August 22, 1994, as required by Arizona Revised Statutes and the Mohave County zoning Regulations.
