RESOLUTION NO. 94-298
A RESOLUTION SETTING FORTH APPROVAL OF AN EXTENSIQN OF TIM.]; FOR
THE APPROVED PRELIMINARY SUBDIVISION PLAN OF SHIPP ESTATES III,
TRACT 3026, BEING PARCELS 13 AND 14, AND THE S\ OF THE S\ OF
PARCEL 15, SECTION 12, TOWNSHIP 21 NORTH, RANGE 19 WEST, LOCATED
IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held September 6, 1994, a public hearing was
conducted to determine whether approval should be granted for an
Extension of Time for the approved Preliminary Subdivision Plan
of Shipp Estates III, Tract 3026, and
WHEREAS, the owners/developers of this tract is Desert
Investment Properties, an Arizona General partnership, and
B.P.J.& S., a limited partnership, Kingman, Arizona. The
engineer responsible for the preparation of the drainage report
and design of this subdivision is Mohave Engineering Associates,
Inc., of Kingman, Arizona, and
WHEREAS, the owners/developers of this tract is Desert
Investment Properties, an Arizona General Partnership, and
B.P.J.& S., a limited partnership, Kingman, Arizona. The
engineer responsible for the preparation of the drainage report
and design of this subdivision is Mohave Engineering Associates,
Inc., of Kingman, Arizona, and
WHEREAS, this project site is located approximately seven
miles west of the junction of Highways 93 and 68 and is
approximately one-half mile south of Highway 68 on the
northwestern intersection of Shipp Drive and Teddy Roosevelt
Road. This project fronts Shipp Drive for approximately three-
quarter mile to Davis Road and fronts Teddy Roosevelt Road for
approximately one-quarter mile to Brook Drive, and
WHEREAS, this proposed subdivision consists of approximately
90 acres subdivided into 280 lots ranging in size from 9,000
square feet to 14,000 square feet, and

WHEREAS, according to the developers, water will be supplied
by Golden Valley Improvement District No.1, and electric and
telephone service will be provided by Citizens Utilities Company.
On-si te septic systems will accommodate sewage disposal. The
Golden Valley Fire Department will be providing fire protection
for this project, and private carrier will be collecting and
transporting solid waste to the Mohave County Landfill, and
WHEREAS, Article 3.10 states, "Upon application to the
Commission and prior to the expiration of the time limit,
extensions in increments of one year may be granted by the Board
if the subdivider is actively processing the Final Plat. If such
action is not taken, then all proceedings relating to the plat
shall be terminated", and
WHEREAS, in a letter dated June 27, 1994, Mr. Robert L.
Schuetz, P.E., representative of the owners/developers, advises
that although some of the first phase lots have been sold, it has
not been feasible to begin construction on the remaining phases.
The developers anticipate increased activity in the coming year,
and
WHEREAS, the Preliminary Subdivision Plan was conditionally
approved by the Mohave County Board of Supervisors on May 7,
1990, via BOS Resolution No. 90-120. BOS Resolution No. 93-255
granted the first and second Extensions of Time. The second
extension expired on May 7, 1994. This will be the third
Extension of Time, and
WHEREAS, at a public hearing on August 10, 1994, the Mohave
County Planning and Zoning Commission recommended APPROVAL of the
requested Extension of Time subject to the following:
1. Compliance with all conditions as stated in BOS
Resolution No. 90-120.
2. This Extension of Time will be in effect until May 7,
1995.
WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation, in Kingman,
Mohave County, Arizona on August 21, 1994, as required by the
Arizona Revised Statutes and the Mohave County Zoning
Regulations.

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Tuesday, September 6, 1994, APPROVED
the Extension of Time for Shipp Estates III, Tract 3026, as
recommended by the Mohave County Planning and Zoning Commission,
subject to the conditions outlined herein.
