PAGE 1 OF 4 MOHAVE COUHTY BOARD OF SUPERVISORS kFCORDING FEE 0.00 He RESOLUTION NO. 94-297 A RESOLUTION SETTING FORTH A R~~Q~ OF A PORTION OF THE N~ OF THE N~ OF SECTION 12, TOWNSHIP 19 NORTH, RANGE 22 WEST, TO BE KNOWN AND SUBDIVIDED AS PARADISE MESA, FROM R-M/36A (MULTIPLE-FAMILY RESIDENTIAL/THIRTY-SIX ACRE MINIMUM LOT SIZE) TO C-2 (GENERAL- COMMERCIAL), R-M (MULTIPLE-FAMILY RESIDENTIAL) AND R-O (SINGLE- FAMILY RESIDENTIAL/HOMES ONLY) IN THE SOUTH MORAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on September 6, 1994, a public hearing was conducted to determine whether approval should be granted for a rezone for the above described property to H.K.C. of Arizona, Westlake Village, California, and WHEREAS, the property is located adjacent to Bullhead City's southeastern boundary and east of Highway 95. The property is accessed from Highway 95 via the Bullhead Parkway, then east to Arroyo Vista Drive, then south to the site, and WHEREAS, the surrounding land uses consist of residential subdiviSions to the north and south, vacant land to the east, and a mixture of residential and conunercial uses to the west along Highway 95. The site proposed for rezoning is vacant, and WHEREAS, the terrain in the area is made up of small steep hills divided by washes running east to west, and WHEREAS, Paradise Mesa will consist of a variety of zoning designations. The eastern portion of the site is primarily single family residential, with conunercial zoning along Arroyo Vista Drive. The western-portion will consist of single family residential, multiple family residential and a conunercialsite on the northeast portion of the property, and WHEREAS, the subdivision proposes 279 single family lots with lot size minimums of 6000 square feet, six multiple family parcels and two commercial parcels, and WHEREAS, due to the terrain of the site the southern portion has been designated as open space, and RESOLUTION NO. 94-297 Page 2 . . PAGE 2 OF" !lK 2461 PG 4 6 (F"En94-SJ54~) WHEREAS, review of Floodplain Map #040058-2435D indicates this parcel to be in Zone AO, an ",rea of lOO-year shallow flooding where depths are between one and three feet. Base flood elevations are shown, but no flood ha~ard factors are determined. A Floodplain Use Permit is required for development, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on August 10, 1994, the Commission recommended APPROVAL for a re~one subject to the following: 1. The lots to be ~oned R-o/6M (Single Family ReSidential Homes Only/SiX Thousand Square Foot Minimum Lot Size), R-M/8M (Multiple Family Residential/Eight Thousand Square Foot Minimum Lot Size), and C-2 (General Commercial) . 2. The ~oning areas to be designated per "Exhibit A". 3. The lot si~e minimum will be based on the size of the lots recorded on the Final Plat with no further lot splits. 4. The zoning will be effective upon recordation of each individual phase of the Final Plat of Paradise Mesa, Tract 4153. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, August 21, 1994, and posted August 22, 1994, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Tuesday, September 6, 1994, APPROVED this rezone as reoommended by the Mohave County Planning and zoning Commission and outlined herein.
