RESOLUTION NO. 94-294
A RESOLUTION SETTING FORTH APPROVAL OF AN EXTENSI2M OF TIME FOR
THE APPROVED PRELIMINARY SUBDIVISION PLAN OF COURTNEY PARK EAST,
TRACT 4147. BEING A SUBDIVISION OF A PORTION OF THE NW\ OF THE
SW~ OF SECTION 23, TOWNSHIP 19 NORTH, RANGE 22 WEST, LOCATED IN
THE SOUTH MORAVE VALLEY AREA. MORAVE COUNTY, ARIZONA.
WHEREAS. at the regular meeting of the Mohave County Board
of Supervisors held September 6, 1994. a pUblic hearing was
conducted to determine whether approval should be granted for an
Extension of Time for the approved Preliminary SUbdivision Plan
of Courtney Park East, Tract 4147, and
WHEREAS, the owner/developer of this project is Dennis
Gootrad, Mohave Developments, Inc. The engineer responsible for
plan preparation and drainage study for this project is Stovall
Engineers, Inc. of Bullhead City, Arizona, and
WHEREAS, the proposed project is located approximately two
miles south of Bullhead City on Highway 95 and one-quarter mile
east of Highway 95 on Aztec Road at the southeast corner of the
intersection of the proposed Mesa Villas Drive and Aztec Drive,
and
WHEREAS, the preliminary subdivision plan depicts seven
acres divided into 34 lots (four units per lot) ranging in size
from 7,000 square feet to 12,025 square feet to provide an
overall lot density of 19 units per acre, and
WHEREAS, the developer intends that water will be supplied
by Bermuda Water Company, electric power will be provided by
Mohave Electric Cooperative, and telephone service supplied by
Ci tizens Utili ties Company. This proj ect is wi thin the Fort
Mojave Mesa Fire District. Sewage disposal will be accommodated
via community sewer and solid waste will be oollected and
transported by private carrier to Mohave County Landfill, and
WHEREAS, Article 3.10-1 states, "Upon application to the
Commission and prior to the expiration of the time limit,
extensions in increments of one year may be granted by the Board
if the subdivider is actively processing the Final Plat. If such
action is not taken, then all proceedings relating to the plat
shall be terminated", and

WHEREAS, in a letter dated June 17, 1994, G. Kelly Grier, on
behalf of the developer, advised that Phase A has been recorded
and Phase B is being prepared for submittal. An Extension of
Time is necessary for the completion of this project, and
WHEREAS, the preliminary plan for this tract was approved by
the Mohave County Board of Supervisors on July 6, 1992, via BOS
Resolution No. 92-232. This will be the first Extension of Time
for this project, and
WHEREAS, at a public hearing on August 10, 1994, the Mohave
County Planning and Zoning Commission recommended APPROVAL of the
requested Extension of Time subject to the following:
1. Compliance with BOS Resolution No. 92-232.
2. This Extension of Time will be in effect until July 6,
1995.
WHEREAS, the notice of hearing was published in the Kingman
Dl;.l.ily Miner, a newspaper of general circulation, in Kingman,
Mohave County, Arizona on August 21, 1994, as required by the
Arizona Revised Statutes and the Mohave County Zoning
Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Tuesday, September 6, 1994, APPROVED
the Extension of Time for Courtney Park East, Tract 4147, as
recommended by the Mohave County Planning and Zoning Commission,
subject to the conditions outlined herein.
