PAGE 1 Of 2 MOHAVE COUNTY BOARD OF SUPERVISORS R[CGRDING FEE 0.00 Ht RESOLUTION NO. 94-293 A RESOLUTION SETTING FORTH A REZONE OF A PORTION OF THE SW~, NE~, SEl,o OF SECTION 4, TOWNSHIP 40 NORTH, RANGE 15 WEST, FROM A-R (AGRICULTURAL-RESIDENTIAL) TO C-2H (GENERAL COMMERCIAL HIGHWAY FRONTAGE) ZONE LOCATED IN THE ARIZONA STRIP AREA, MORAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on September 6, 1994, a public hearing was conducted to determine whether approval should be granted for a rezone for the above described property to Tim and Barbara King of St. George, Utah, and WHEREAS, the land is located south of 1-15 and west of the I-15 Farm Road exit in the Littlefield area. The site is accessed from the Farm Road Exit south to the I-15 Frontage Road, then west to the site, and WHEREAS, the surrounding area is vacant to the west with vacant BLM land to the south. There are scattered businesses and residential dwellings to the east along Interstate 15. The site proposed for rezone is vacant, and WHEREAS, the site is located along an interstate highway in the vicinity of other commercial properties. The owner has indicated that they will be putting a retail trading post on the property, and WHEREAS, review of Floodplain Map #040058-00258 indicates this parcel is located in Zone C, an area of minimal flooding, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on August 10, 1994, the Commission recommended APPROVAL for a rezone subject to the followingl 1. The parcel be zoned C-2H/1A (General Commercial Highway Frontage/One Acre Minimum Lot Size). 2. The applicant comply with all applicable provisions of the Mohave County Zoning Regulations and compliance with Section 27.P (Site Plan Requirements). RESOLUTION NO. 94-293 Page 2 ~ , . . PAGE 2 OF 2 BK 2t60 PG 999 (FEE+94-53541) 3. That a 20-foot roadway access be recorded to provide access to the parcel located south of the proposed commercial property. This access is to be provided by separate instrument. 4. That a temporary turn-around to meet county standards be provided on the 60~foot frontage road. Possible solutions would be to obtain additional access within the AnOT easement of I-15, by an agreement with the property owner located to the west, or on site. This temporary turn-around would be provided by separate instrument. 5. That appropriate zoning, building, environmental and floodplain permits be obtained prior to any development. These permits will not be issued until all conditions are met. 6. The rezone shall not become effective for 30 days after final Board of Supervisors approval for the change in classification, as per ARS 11-829E. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, August 21, 1994, and posted August 22, 1994, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Tuesday, September 6, 1994, APPROVED this rezone as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
