PAGE 1 Dr 2 MDHAVE COUNTY 80ARD OF SUPERVISORS RECORDl~G FEE 0.00 He MlCROmMm RESOLUTION NO, 94-274 A RESOLUTION SETTING FORTH A RJ;:Z.Q)'fg OF LOT 11, PLEASANT VALLEY ACRES, SECTION 20, TOWNSHIP 25 NORTH, RANGE 19 WEST FROM A (GENERAL) TO C-2H (GENERAL-COMMERCIAL HIGHWAY FRONTAGE) IN THE DOLAN SPRINGS PORTION OF THE MOHAVE COUNTY GENERAL AREA, MOHAVE COUNTY, ARIZONA, WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on August 8, 1994, a public hearing was conducted to determine whether approval should be granted for a rezone for the above described property to Steven and Geralyn Selby of Kingman, Arizona, and WHEREAS, the property north of Pierce Ferry Road. via Pierce Ferry Road, then is located east of Highway 93 and The land is accessed from Highway 93 northeast to the site, and WHEREAS, the surrounding area consists of commercial businesses to the northeast and east, and a residential home to the south with the remainder of the area and the site vacant. and WHEREAS, the property has access to a public water system served by Mount Tipton Water Company. There is electric power and telephone service available to the site, and WHEREAS, the property is located along a designated county highway and is adjacent to other commercial businesses, and WHEREAS, review of Floodplain Map #040058-2280C indicates this parcel is located in Zone C, an area of minimal flooding, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on July l3, 1994, the Commission recommended APPROVAL for a rezone subject to the following: l, The parcel be zoned C-2H/IA (General Commercial Highway Frontage/One Acre Minimum Lot Size). 2, That appropriate zoning, building, environmental and floodplain permits be obtained. , ... . . The applicant comply with all applicable provisions o.f the Mohave County Zoning Regulations, and Section 27.P (Site Plan Requirements). 4. The rezone shall not become effective until 30 days after final approval of the change in classification by the Board of Supervisors, as per ARS ll-829E. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, July 24, 1994, and posted July 22, 1994, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, August 8, 1994, APPROVED this rezone as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
