A RESOLUTION SETTING FOR'l'H A REZONE OF LOT 10, PLEASANT VALLEY
ACRES, SECTION 20. TOWNSHIP 25 NORTH, RANGE 19 WEST FROM A
(GENERAL) TO C-2H (GENERAL-COMMERCIAL HIGHWAY FRONTAGE) IN THE
DOLAN SPRINGS PORTION OF THE MOHAVE COUNTY GENERAL AREA, MOHAVE
COUNTY, ARIZONA,
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on August 8, 1994, a public hearing was
conducted to determine whether approval should be granted for a
rezone for the above desoribed property to Debora Nowak of Parma,
Ohio, and
WHEREAS, the property
north of Pierce Ferry Road.

WHEREAS, the surrounding aL'ea oonsists of commercial
businesses to the northeast and east, and a residential home to
the south with the remainder of the area and the site vaoant, and
WHEREAS, the property has access to a public water system
served by Mount Tipton Water Company. There is electric power
and telephone servioe available to the site, and
WHEREAS, the property is located along a designated oounty
highway and is adjacent to other commercial businesses, and
WHEREAS, review of Floodplain Map #040058-l775B indicates
this parcel is located in Zone C, an area of minimal flooding,
and
WHEREAS, at the publiC hearing before the Mohave County
Planning and zoning Commission on July l3, 1994, the Commission
reoommended APPROVAL for a rezone subject to the following:
l. The parcel be zoned C-2H/lA (General Commercial Highway
Frontage/One Acre Minimum Lot Size).
2, That appropriate zoning, building, environmental and
floodplain permits be obtained.

3, The applicant comply with all applicable provisions of
the MOhave County Zoning Regulations, and Seotion 27.P
(Site Plan Requirements).
4, The rezone shall not become effective until 30 days
after final approval of the change in olassification by
the Board of Supervisors, as per ARS ll-829E.
WHEREAS. the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, July 24, 1994, and posted July 22, 1994,
as required by Arizona Revised Statutes and the Mohave County
Zoning Regulations,
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, August 8, 1994, APPROVED this
rezone as recommended by the Mohave County Planning and Zoning
Commission and outlined herein.
