A RESOLUTION SETTING FORTH A REZONE OF THE E\, N\, NW~ PARCEL 39,
SECTION 10, TOWNSHIP 21 NORTH, RANGE 18 WEST FROM A-R/10A
(AGRICULTURAL-RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) TO A-R/lA
(AGRICULTURAL-RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) IN THE
GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA,
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on August 8,1994, a public hearing was
conducted to determine whether approval should be granted for a
rezone for the above described property to Jack and Georgiana
Anderson of Golden Valley, Arizona, and
WHEREAS, the property is located on Chino Drive, north of
Supai Drive and east of Ajo Road. This land is accessed via Hwy.
68, then north on Aztec Road, then east on Chino Drive to the
site, and
WHEREAS. the surrounding area is primarily flat and no
washes cross the property, and
WHEREAS, there are a few scattered residences to the north,
east and south of the site. There is a residence and garage
located on the front half of the property, and
WHEREAS, there are utility lines that border the east side
of the property following an east to west direction paralleling
Chino Drive, and
WHEREAS, the 2,49-acre site was originally zoned A-R with a
one-acre minimum lot size in 1968. The county then rezoned the
site to A-R/lOA (Agricultural-Residential/Ten Acre Minimum Lot
Size) in 1987. The site is permitted as a non-conforming use,
since the property was divided prior to the A-R/IOA zoning, and
WHEREAS, there is currently a 50-foot easement on the north
side of the property. The owners are requesting a Petition of
Abandonment for this easement to dedicate 42 feet to the county.
The remaining eight feet adjoining the property would be granted
as a public utility easement, and

WHEREAS, the owner intends to split the property creating a
north and south parcel, and
WHEREAS, review of Floodplain Map #040058-2325B indicates
this parcel is located in Zone C, an area of minimal flooding,
and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on July 13, 1994, the Commission
recommended APPROVAL for a rezone subject to the following:
1, The parcels be zoned A-R/IA (Agricu1tural-Residential/
One Acre Minimum Lot Size).
2. Submittal and recordation of a parcel plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations, and l02,04-B of the Standard
Specifications.
3. That the Board of Supervisors accept the dedication of
a 42-foot road right-of-way adjacent to Chino Road. In
addition, the granting of an 8-foot PUE along the south
side of the proposed dedication. The dedication and
granting required by the rezoning resolution shall be
shown on the parcel plat and accepted by the Board of
Supervisors upon parcel plat recordation.
4, Each parcel shall meet or exceed their respective
acreage exclusive of roadways.
5. Each parcel shall have legal access.
6, The parcel plat shall show any surface drainage and
FEMA flood zones.
7. That appropriate zoning, building, environmental and
floodplain permits be obtained prior to any
development. These permi ts will not be issued until
Parcel Plat recordation.
8. The rezone shall not become effective for 30 days after
final Board of Supervisors approval for the change in
classification, as per ARS 11-829E.

9, If these conditions are not met within one year this
approval will be void. If at the expiration of this
period the property has not been improved to meet the
use for which it was conditionally approved, the Board
(after notification by registered mail to the owner and
applicant who requested the rezoning) .sha1l schedule a
public hearing to grant an extension, determine
compliance with the schedule for development, or cause
the property to revert to its former zoning
classification. This action is in aocordance with
Arizona Revised Statutes Annotated, Title ll. Chapter
6, 11-832.
WHEREAS, the notioe of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, July 24, 1994, and posted July 22, 1994,
as required by Arizona Revised Statutes and the Mohave County
Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, August 8, 1994, APPROVED this
rezone as recommended by the Mohave County Planning and Zoning
Commission and outlined herein.
