TOWNSHIP 21 NORTH, RANGE 19 WEST FROM A-R/2A (AGRICULTURAL-RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE) TO A-R/1A (AGRICULTURAL-RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on August 8, 1994, a public hearing was conducted to determine whether approval should be granted for a . rezone for the above described property to CSBI, Inc. of Palm Springs, California, and WHEREAS, the property is located on Glen Canyon Road, north of Chino Drive and east of Hoover Road. This land is accessed via Hwy, 68, then north on Aztec Road, then west on Chino Drive, then north on Glen Canyon Road to the site, and WHEREAS, the surrounding area is primarily flat and the property is vacant. There are a few residences to the north and east of the property, and WHEREAS, there are utility lines on the east boundary of the property, and WHEREAS, a public water system is available on the property and is served by the Golden Valley Improvement District, and WHEREAS, Lot 7 is proposed to be split creating a north and south parcel, and WHEREAS, review of Floodplain Map #040058-2l50B indicates this parcel is located in Zone C, an area of minimal flooding, and WHEREAS, at the publiC hearing before the Mohave County Planning and Zoning Commission on July 13, 1994, the Commission recommended APPROVAL for a rezone subject to the following: l. The parcelS be zoned A-R/lA (Agricultural-Residential/ One Acre Minimum Lot Size). 2. Submittal and recordation of a parcel plat prepared in accordance with Article 3.l6 of the Mohave County Subdivision Regulations, and l02.04-B of the Standard Specifications. Each parcel shall meet or exceed their respective acreage exclusive of roadways. 4, Each parcel shall have legal access. 5, The parcel plat shall show any surface drainage and FEMA flood zones. 6. That appropriate zoning, building, environmental and floodplain permits be obtained prior to any development. These permits will not be issued until Parcel Plat recordation. 7. The rezone shall not become effective for 30 days after final Board of Supervisors approval for the change in classification, as per ARS 11-829E. 8. This action is in accordance with Arizona Revised Statutes Annotated, Title 11, Chapter 6, 11-832, WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, July 24, 1994, and posted July 22, 1994, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, August 8. 1994, APPROVED this rezone as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
