PAGE i Of 2 MOHAVE COUNTY SOARD OF SUPERVISORS RECOROI~G FEE 0.00 Me 5 MICROFILMED RESOLUTION NO, 94-266 A RESOLUTION SETTING FORTH A REZONE OF LOT 9, BLOCK E GOLDEN VALLEY RANCHOS, UNIT 8, SECTION 3, TOWNSHIP 20 NORTH, RANGE 19 WEST, FROM A-R/2A (AGRICULTURAL-RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE) TO A-R/IA (AGRICULTURAL-RESIDENTIAL/ ONE ACRE MINIMUM LOT SIZE) IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY ARIZONA, WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on August 8, 1994, a public hearing was conducted to determine whether approval should be granted for a rezone for the above desoribed property to Gregorio and Beatriz Garcia of Baldwin Park, California, and WHEREAS, the property is located south of Shinarump Drive and north of Moenkopi Drive, between Chiricahua Road and Hopi Road. This land is accessed via Hwy. 68 to Estrella Road, then south to Shinarump Drive, then west to Chiricahua Road and south to the property located at the southeast corner of Chirioahua and Moenkopi Drive, and WHEREAS, the property is vacant and primarily flat. There are no significant washes or drainage that cross the property. There are a few scattered residences in the area, and WHEREAS, there is a lO-foot public utility easement on the east side of the property, and WHEREAS, the owner intends to split the property creating a north and south parcel on Lot 9, and WHEREAS, indicates that flooding, and review of FEMA Floodplain Map #040058-2325B the property is within Zone C, an area of minimal WHEREAS, at the publiC hearing before the Mohave County Planning and Zoning Commission on July 13, 1994, the Commission recommended APPROVAL for a rezone subject to the following: l, The parcels be zoned A-R/lA (Agricultural-Residential/ One Acre Minimum Lot Size). 2, Submittal and recordation of a parcel plat prepared in accordance with Article 3.l6 of the Mohave County Subdivision Regulations, and 102.04-B of the Standard Specifications. ., . . RESOLUTION NO. 94-266 Page 2 PAGE 2 OF 2 ~K 2446 PG 22 iFEE~94-46991) 3. The parcels shall meet or exceed their respective acreage exclusive of roadways. 4. Each parcel shall have legal access. 5. The Parcel Plat shall show any surface drainage and FEMA flood zones. 6. That appropriate zoning, building, environmental and floodplain permits be obtained prior to any development. These permits will not be issued until Parcel Plat recordation, 7. The rezone shall not become effective for 30 days after final Board of Supervisors approval for the change in classification, as per ARS ll-829E, 8. I f these conditions are not met wi thin one year this approval will be void. I f at the expiration of this period the property has not been improved to meet the use for which it was conditionally approved, the Board (after notification by registered mail to the owner and applicant who requested the rezoning) shall schedule a public hearing to grant an extension, determine compliance with the schedule for development, or cause the property to revert to its former zoning classification. This action is in accordance with Arizona Revised Statutes Annotated, Title 11, Chapter 6, ll-832. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, July 24, 1994, and posted July 22, 1994, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, August 8, 1994, APPROVED this rezone as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
