PAGE i OF 2 MOHAVE COUNTY BOARD OF SUPERVISORS REGOROING FEE O,OQ He 5 MICROFILMED RESOLUTION NO. 94-264 A RESOLUTION SETTING FORTH APPROVAL OF AN EXTEN~ION OF TIME FOR THE APPROVED PRELIMINARY SUBDIVISION PLAN OF LA QUESTA, TRACT 3020, A SUBDIVISION OF PARCELS 33 AND 34, RECORD OF SURVEY BOOK 1, SECTION 9, TOWNSHIP 21 NORTH, RANGE 18 WEST, LOCATED IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held August 8, 1994, a public hearing was conducted to determine whether approval should be granted for an Extension of Time for the approved Preliminary Subdivision plan of La Questa, Tract 3020, and WHEREAS, the owner/developer of this subdivision is David and Joyce Luce, dba Corniche Development Corporation of Baldwin Park. California. The engineering firm responsible for the preparation of the drainage report and design of this subdivision is South Pointe Consultants, Laughlin, Nevada, and WHEREAS, this project is located approximately four and one- half miles west of the Highways 68 and 93 junction on the south side of Highway 68, and WHEREAS, the Preliminary Plan subdivided into three commercial lots, divided into l32 rental spaces, and single family residential lots, and depicts roughly a 20-acre mobile 48 acres divided 80 acres home park into 10l WHEREAS, the developer proposes that water be obtained from Valley Pioneer Water Company, electric power will be supplied by Citizens Utilities, and solid waste be collected and transported by Golden Valley Sanitary Service. An on-site wastewater treatment plant will process the sewage, The SUbdivision is within the Golden Valley Fire District, and WHEREAS, Article 3.10-l states, "Upon application to the Commission and prior to the expiration of the time limit, extensions in increments of one year may be granted by the Board if the subdivider is actively processing the Final Plat. If such action is not taken then all proceedings relating to the plat shall be terminated.", and . . . . RESOLUTION NO. 94-264 Page 2 PAGE :2 OF 1 BK 244b PG 13 (FEE~9-\.-46989) WHEREAS, in a letter dated June 2, 1994, Mr. Dave Luce advised that the pl;l.rtnership was being dissolved and that all notices had been sent to the partners. Mr. Luce stated that he would have kept the Extensions of Time current had he known there was a problem, He requested that the Extension of Time be granted so the project could begin, and WHEREAS, the Preliminary plan for this tract was conditionally approved via Resolution No. P&ZC 88-l51 on October 3, 1988. The first Extension of Time was granted via BOS Resolution No. 90-239 on September 4, 1990. This will be the second, third, and fourth Extensions of Time for this project, and WHEREAS, at a public hearing on July 13, 1994, the Mohave County Planning and Zoning Commission recommended APPROVAL of the requested Extension of Time subject to the following: l. Compliance with all conditions of Resolution No. P&ZC 88-l5L 2. This Extension of Time will be in effect until October 3, 1994, WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation, in Kingman, Mohave County, Arizona on July 24, 1994, as required by the Arizona Revised Stl;l.tutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, August 8, 1994, APPROVED the Extension of Time for La Questa, Tract 3020, as recommended by the Mohave County Planning and Zoning Commission, subjeot to the conditions outlined herein.
