QF TIME FOR THE COMPLETION OF IMPROVEMENTS IN MONTE CARLO MOBILE HOME PARK, LOCATED ON PARCEL 5, SECTION 12, TOWNSHIP 21 NORTH, RANGE 19 WEST, LOCATED IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held August 8, 1994, a public hearing was conducted to determine whether approval should be granted for an Extension of Time for the completion of improvements in Monte CarlO Mobile Home Park, and WHEREAS, the owner/developer of this tract is Manley MarkS, Laughlin, Nevada. The engineering firm responsible for the preparation of the design for this subdivision is Mohave Engineering Associates, Inc., Kingman, Arizona. The project was originally known as the "Golden 68 Project.", and WHEREAS, this mobile home park site is located approximately eight miles west of the junction of Highways 93 and 68, north of Highway 68, on the east side of Laguna Road, and WHEREAS, this approximately 30-acre parcel is being proposed for a six-space-per-acre density, and WHEREAS, condition number 20 of BOS Resolution No. 90-316 makes the following statement: "If these conditions are not met within one year, this approval shall be void. If at the expiration of this period the property has not been improved for the use for which it was conditionally approved, the Board (after notification by registered mail to the owner and applicant who requested the rezoning) shall schedule a public hearing to grant an extension, determine compliance with the schedule for development, or cause the property to revert to its former zoning Classification in accordance with Arizona Revised Statutes Annotated, Title ll, Chapter 6, ll-832, and WHEREAS, in a letter dated May l8, 1994, Mr. Robert Schuetz, Mohave Engineering, cites financing difficulties due to the economy as justification for the Extension of Time, and WHEREAS, if granted, this Extension of Time will expire November 5, 1994, and .' . . ~ RESOLUTION NO. 94-263 Page 2 PIlGE 2 OF 2 ilK 2446 foG 16 (FEE.9~-~6988) WHEREAS, in Mr. Schuetz's letter he further requests that the extension be granted for an additional year to November 5, 1995, to alleviate the possibility of an additional Extension of Time request in November of 1994, and WHEREAS, the resolution which established this mobile home park plan was conditionally approved by the Mohave County Board of Supervisors on November 5, 1990, via BOS Resolution No. 90- 316. Resolution No. 92-38 granted the first Extension of Time. Resolution No. 93-62 granted the second Extension of Time, That extension expired January 1, 1994, and WHEREAS, at a public hearing on July 13, 1994, the Mohave County Planning and Zoning Commission recommended APPROVAL of the requested Extension of Time subject to the following: 1, Compliance with all conditions as stated in BOS Resolution No, 90-316. 2, This Extension of Time will be in effect until November 5, 1995, WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation, in Kingman, Mohave County, Arizona on July 24, 1994, as required by the Arizona Revised Statutes and the Mohave County zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, August 8, 1994, APPROVED the Extension of Time for Monte Carlo Mobile Home Park as recommended by the Mohave County Planning and Zoning Commission, subject to the conditions outlined herein.
