PAGE i OF 2 HOHAVE COUWTY BOARD OF SUPERVISORS RECOROI~5 FEE 0.00 Ne 5 MICROfilMED RESOLUTION NO. 94-261 A RESOLUTION SETTING FORTH A ~QNING USE PERMIT ON LOT l, BLOCK 2, SUNRISE VISTAS, TRACT 4108-A, SECTION l8, TOWNSHIP 19 NORTH, RANGE 21 WEST FOR THE ESTABLISHMENT OF A MOBILE HOME SALES OFFICE IN AN R-MH (SINGLE-FAMILY RESIDENTIAL, MOBILE HOMES) ZONE, IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting Of the Mohave County Board Of Supervisors held on August 8, 1994, a public hearing was conducted to determine whether approval should be granted for a Zoning Use Permit for the above described property to Sunrise Vistas of Ft. Mohave, Arizona, and WHEREAS, the property is located approximately one mile south of the Bullhead City limits. This land is accessed from Hwy. 95 via Camp Mohave Road, then east to Vanderslice Road, then north to the site located at the northeast corner of Vanderslice Road and Kimberly Drive, and WHEREAS, the property has a mobile home being used as a sales office on site, There is a block wall that buffers the sales office from the adjacent subdivision to the west. There is a paved parking area to the east of the sales office. The site is surrounded by other residences and some vacant parcels, and WHEREAS, indicates that flooding, and review of FEMA Floodplain Map #040058-2435D the property is within Zone C, an area of minimal WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on July l3, 1994, the Commission recommended APPROVAL for a zoning Use Permit subject to the following: l. The applicant comply with all applicable provisions of the Mohave County Zoning Regulations. 2. The appropriate zoning, building, environmental and floodplain permits be obtained. ..-- \ . , RESOLUTION NO, 94-26l Page 2 PAGE 2 OF 2 SK 2~46 PG 12 (FEE~94-~6986) 3, If construction or use has not commenced wi thin one year of Board approval of the zoning Use Permit or if the use has been discontinued for six months, then approval shall terminate at that date. 4, This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of Supervisors if, in the opinion of the Commission and Board, the continued use of the property would be contrary to the public health, safety, and welfare. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper Of general circulation in Kingman, Mohave County, Arizona, July 24, 1994, and posted July 22, 1994, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, August 8, 1994, APPROVED this Zoning Use Permit as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
