RESOLUTION NO. 94-254
A RESOLUTION SETTING FORTH APPROVAL OF AN EXAj':N$I_Q_N OF TIME FOR
THE APPROVED PRELIMINARY SUBDIVISION PLAN OF PALOS VERDES
ESTATES, TRACT 4131, A SUBDIVISION OF A PORTION OF THE NE!t OF
SECTION 31, TOWNSHIP 19 NORTH, RANGE 21 WEST, LOCATED IN THE
SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held August 8, 1994, a public hearing was
conducted to determine whether approval should be granted for an
Extension of Time for the approved Preliminary Subdivision Plan
of Palos Verdes Estates, Tract 413l, and
WHEREAS, the owner/developer of this tract is Global
Financial Services of Torrance, California. The engineer
responsible for the preparation of the drainage report and design
of this subdivision is Mohave Engineering Associates, Inc.,
Kingman, Arizona, and
WHEREAS, this project site is located approximately two and
one-half miles east of Highway 95 on the south side of Joy Lane,
and
WHEREAS, this proposed Subdivision consists of approximately
58 acres subdivided into 264 lots ranging in size from 6,000
square feet to 8,l43 square feet. to provide an overall density
of 4,52 dwelling units per acre. There is a one-acre parcel
reserved for recreational purposes, and
WHEREAS, Article 3.10 states, "Upon application to the
Commission and prior to the expiration of the time limit,
extensions in increments of one year may be granted by the Board
if the subdivider is actively processing the Final Plat. If such
action is not taken then all proceedings relating to the plat
shall be terminated.", and
WHEREAS, in a letter dated May 25, 1994, Mr. Joel Purcell
advises that he has not been able to obtain the necessary
financing due to the economic climate. He is actively pursuing
backing for the project and hopes to begin construction in the
near future, and

WHEREAS, at a public hearing on July 13, 1994, the Mohave
County Planning and Zoning Commission recommended APPROVAL of the
requested Extension of Time subject to the following:
l. Compliance with all conditions as stated in BOS
Resolution No. 91-ll7.
2. This Extension of Time will be in effect until May 1,
1995.
WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation, in Kingman,
Mohave County, Arizona on July 24, 1994, as required by the
Arizona Revised Statutes and the Mohave County Zoning
Regulations,
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, August 8, 1994, APPROVED the
Extension Of Time for Palos Verdes Estates, Tract 4l31, as
recommended by the Mohave County Planning and Zoning Commission,
subject to the conditions outlined herein,
