RESOLUTION NO. 94-253
A RESOLUTION SETTING FORTH APPROVAL OF AN EXTENSIO~ OF TIME FOR
THE APPROVED PRELIMINARY SUBDIVISION PLAN OF COPPER CREEK RANCH,
TRACT 4112, BEING A PORTION OF SECTION 6, TOWNSHIP 18 NORTH,
RANGE 21 WEST, LOCATED IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE
COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held August 8, 1994, a public hearing was
conducted to determine whether approval should be granted for an
Extension of Time for the approved Preliminary Subdivision Plan
of Copper Creek Ranch, Tract 4112, and
WHEREAS, the owner/developer of this tract is Aaron M.
Stover, dba Russell Partners, Lake Havasu City, Arizona. The
engineer responsible for the preparation of the drainage report
and design of this subdivision is South pointe Consultants,
Bullhead City, Arizona, and.
WHEREAS, this project is located two and one-half miles east
of Highway 95 on Boundary Cone Road, and
WHEREAS, this proposed subdivision consists of 357 acres
proposed to be developed into an IS-hole golf course, 642 single
family residential lots, and a parcel that will house the
clubhouse with associated parking, a driving range, and a
community facilities complex, and
WHEREAS, the developer intends to provide water from Bermuda
Water Company, electric power will be furnished by Citizens
Utili ties, an on-site sewage treatment plant will accommodate
sewage disposal, and Tri-State Refuse will remove and transport
the solid waste to the Mohave County Landfill. This project is
located within the Fort Mojave Mesa Fire District, and
WHEREAS, Article 3,10 states, "Upon application to the
Commission and prior to the expiration of the time limit,
extensions in increments of one year may be granted by the Board
if the subdivider is actively processing the Final Plat. If such
action is not taken then all proceedings relating to the plat
shall be terminated,", and

WHEREAS, in a letter dated May 16, 1994, Mr. Lee E, Bruno,
representative of the owner/developer, cites lack of financing
capabili ty for subdivisions and the death of a partner whose
financial assets are now in probate as justification for the
requested Extension of Time, and
WHEREAS, the Preliminary Subdivision Plan was approved by
the Mohave County Board of Supervisors on July 23, 1990, via
Resolution No. 90-l9l. A first Extension of Time was granted by
the Mohave County Board of Supervisors via Resolution No. 92-230.
Resolution No, 93-210 granted the second Extension of Time. This
will be the third Extension of Time, and
WHEREAS, at a public hearing on July 13, 1994, the Mohave
County Planning and Zoning Commission recommended APPROVAL of the
requested Extension of Time subject to the following:
l. Compliance with all conditions as stated in BOS
Resolution No, 90-191.
2, This Extension of Time will be in effect until July 23,
1995.
WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation, in Kingman,
Mohave County, Arizona on July 24, 1994, as required by the
Arizona Revised Statutes and the Mohave County Zoning
Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, August 8, 1994, APPROVED the
Extension of Time for Copper Creek Ranch, Tract 4112, as
recommended by the Mohave County Planning and Zoning Commission,
subject to the conditions outlined herein.
