',I .""'\",' r' ,,I " A RESOLUTION SETTING FORTH A REZONE OF LOTS 12, 13, 14, AND 15, BLOCK 146, NEW KINGMAN ADDITION, UNIT 10, TRACT 1103, SECTION 30, TOWNSHIP 22 NORTH, RANGE 16 WEST, FROM C-2 (GENERAL-COMMERCIAL) TO C-M (COMMERCIAL~MANUFACTURING) IN THE KINGMAN AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held On July 5, 1994, a public hearing was conducted to determine whether approval should be granted for a rezone for the above property to Paul and Tommie Banta and Karen Maloy of Kingman, Arizona, and WHEREAS, the property is located north of Thompson Avenue and west of Highway 66. The land is accessed from Highway 66 via Thompson Avenue, then west to the site, and WHEREAS, the surrounding land uses consist of residential homes, commercial businesses and vacant land. The property directly south of the site contains commercial businesses while the property to the north and east are vacant. There 'is a residential home to the west on commeroial1y zoned property, and WHEREAS, the lots surrounding this site are zoned C~2 (General-Commercial) with the lots to the north beyond the commercial property zoned R-l (Single-Family Residential), and WHEREAS, according to the owners of the property, they would like to build mini storage units on the site; commercial~ manufact:u:::ing zoning is required for this type Of use, and WHEREAS, review of Floodplain Map #040058-2165C indicates this parcel is located in Zone C, an area of minimal flooding, and WHEREAS, at the public hearing before the Mohave County Planning and zoning Commission on June 8, 1994, the Commission recommended APPROVAL for a rezone subject to the following: 1. The parcel be zoned C-M/30M (Commercial-Manufacturing/ Thirty Thousand Square Foot Minimum Lot Size). 2. That appropriate zoning, building, environmental and floodplain permits be obtained. . . The applicant comply with all applicable provisions of the Mohave County Zoning Regulations and compliance with Section 27.P (Site Plan Requirements). 4. The rezone shall not become effective until 30 days after final approval of the change in classification by the Board of Supervisors, as per ARS 11-829E. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, June 19, 1994, and posted June 20, 1994, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Tuesday, July 5, 1994, APPROVED this rezone as recommended by the Mohave County Planning and zoning Commission and outlined herein.
