PAGE 1 OF 110HAVE COUNTY BOARD OF SUPERVISORS R(CQROI~ij FEE 0.00 He RESOLUTION NO. 94-234 A RESOLUTION SETTING FORTH A REZONE OF A PORTION OF THE NE\, SECTION 29, TOWNSHIP 22 NORTH, RANGE 16 WEST, TO BE KNOWN AND SUBDIVIDED AS NEAL ONE SUBDIVISION, TRACT 3048, FROM A-R/I0A (AGRICULTURAL-RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) TO R-l (SINGLE-FAMILY RESIDENTIAL) AND R-O (SINGLE-FAMILY RESIDENTIAL HOMES ONLY) IN THE KINGMAN AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on July 5, 1994, a public hearing was conducted to determine whether approval should be granted for a rezone for the above property to Leland Neal of Kingman, Arizona, and WHEREAS, the property is located north of Thompson Avenue and west of Highway 66. The land is accessed from Highway 66 via Thompson Avenue, then west to the site, and WHEREAS, homes to the east, and the surrounding land uses consist of residential south and west, and vacant land to the north and WHEREAS, the oWner proposes to divide this 161-acre parcel into 764 residential lots ranging in size from 6,000 to 8,500 square feet, and WHEREAS, the developer proposes R-Q zoning on the southern portion of the site and R-l zoning on the northern portion, and WHERZAS, there is a large wash which traverses the southeast corner of the site that is proposed for dedication to Mohave County. There are also small drainage parcels located throughout the site that will also be dedicated to the county, and WHEREAS, the proposed sUbdivision and zoning is in character with the surrounding subdivisions, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on June 8, 1994, the Commission recommended APPROVAL for a rezone subject to the following: .' . The property be zoned R-l/6M (Single-Family Residential/Six Thousand Square Foot Minimum Lot Size) and R-O/6M (Single Family Residential Homes Only/Six Thousand Square Foot Minimum Lot Size). 2. The zoning areas are to be designated per "Exhibit A". 3. The lot size minimum wi~l be based on the size of the lots recorded on the Final Plat with no further lot splits. 4. The zoning will be effective upon recordation of the Final Plat of Neal One, Tract 3048. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, June 19, 1994, and posted June 20, 1994, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Tuesday, July 5, 1994, APPROVED this rezone as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
