PAGE 1 OF ;; HOHAVE COUNTY BOARO OF BUP~RVISORS RECORDIMQ FE~ 0.00 M~ RESOLUTION NO_ 94-230 A RESOLUTION SETTING FORTH A REZONE OF A PORTION OF THE W~, SW~, SW\, NW~, SECTION 16, TOWNSHIP 25 NORTH, RANGE 19 WEST, FROM A-R (AGRICULTURAL-RESIDENTIAL) TO"C-2H (GENERAL-COMMERCIAL HIGHWAY FRONTAGE) IN THE DOLAN SPRINGS PORTION OF THE MOHAVE COUNTY GENERAL AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on July 5, 1994, a public hearing was conducted to determine whether approval should be granted for a rezone for the above property to Charles Pagano of Meadview, Arizona, and WHEREAS, the property is located west of Highway 93 along Pierce Ferry Road. The property can be accessed directly from Pierce Ferry Road or from Cedar Road, which runs along the west boundary of the site, and WHEREAS, residences and west and north and south, and surrounding land uses vacant land. There are of the property, with the consist of scattered homes located directly land vacant to the west WHEREAS, the property is zoned A-R (Agricultural- Residential) as are the surrounding parcels; minimum lot sizes vary. There are a number of commercial businesses along Pierce Ferry Road to the east and west of the site, and WHEREAS, this five-acre parcel is bisected by Pierce Ferry Road. T!'::':' owner proposes to develop a hardware and building materials business on the portion north of Pierce Ferry Road, and WHEREAS, review of Floodplain Map #040058-1775B indicates this parcel is located in Zone C, an area of minimal flooding, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on June 8, 1994, the Commission recommended APPROVAL for a rezone subject to the following: ~~i . The northern parcel be zoned C-2H/2A (General Commercial Highway Frontage/Two Acre Minimum Lot Size) and the southern parcel be zoned C-2H/IA (General Commercial Highway Frontage/One Acre Minimum Lot Size). ~ " . . The portion of the property to be zoned C-2H/3A is designated in "Exhibit A". 4. The applicant comply with all applicable provisions of the Mohave County Zoning Regulations and compliance with Seotion 27.P (Site Plan Requirements). 5. The rezone shall not become effective until 30 days after final approval of the change in classification by the Board of Supervisors, as per ARS 11-829E. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, June 19, 1994, and posted June 20, 1994, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Tuesday, July 5, 1994, APPROVED this rezone as reoommended by the Mohave County Planning and Zoning Commission and outlined herein.
