INDEXED RESOLUTION NO. 94-226 A RESOLUTION SETTING FORTH A REZONE OF A PORTION OF THE E~ OF SECTION 5, TOWNSHIP 20 NORTH, RANGE 17 WEST, FROM A (GENERAL) ZONE TO C2H/7A (GENERAL-COMMERCIAL HIGHWAY FRONTAGE/SEVEN ACRE MINIMUM LOT SIZE) ZONE IN THE MOHAVE COUNTY GENERAL AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on July 5, 1994, a public hearing was conducted to determine whether approval should be granted for a rezone for the above property to Phillips Investment Company, an Arizona General Partnership, and applicant Young Electric Sign Company of Las Vegas, Nevada, and WHEREAS, the property is located east of Interstate 40 and north of the I-40/McConnico interchange. The property is fronted to the north by Highway 66 which provides access to the site, and WHEREAS, the surrounding area is primarily vacant with a few commercial businesses along Highway 66, and WHEREAS, the property consists of a fuel filling station, restaurant, truck wash and large truck parking area. There are above-ground tanks on the site, and WHEREAS, the property is zoned A (General) which permits a mixture of agricultural, commercial, single family and multiple family dwellings. A number of other uses are permitted after acquiring a zoning Use permit. The proposed C-2H zoning better identifi~b~the uses taking place, and WHEREAS, review of Floodplain Map #040058-23258 indicates this parcel is located in zone C, an area of minimal flooding, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning CommisSion on June 8, 1994, the Commission recommended APPROVAL for a rezone -subject to the following: 1. The parcel be zoned C-2H/7A (General Commercial Highway Frontage/Seven Acre Minimum Lot Size). 2. That appropriate zoning, building, environmental and floodplain permits be obtained. . . RESOLUTION NO. 94-226 page 2 PAGE 2 OF J BK 1~30 PG 396 (FEE+94-4039Q) 3. The only portion of the property to be zoned C-2H/7A is designated in "Exhibit A". 4. The applicant comply with all applicable provisions of the Mohave County zoning Regulations and compliance with Section 27.P (Site plan Requirements). 5. The rezone shall not become effective until 30 days after final approval of the change in classification by the Board of Supervisors, as per ARS 11-829E. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, June 19, 1994, and posted June 20, 1994, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Tuesday, July 5, 1994, APPROVED this rezone as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
