PAGE 1 OF 2 MOHAVE COUNTY BOARO Of SUPERVISORS RECOR~I"G FEE 0.00 H~ RESOLUTION NO. 94-224 A RESOLUTION SETTING FORTH A ZONING USE PERMIT ON LOTS 2 AND 3, BLOCK F, GOLDEN SAGE RANCHOS, UNIT 60, SECTION 25, TOWNSHIP 22 NORTH, RANGE 19 WEST, FOR THE ESTABLISHMENT OF A PRIVATE RETAIL PLANT NURSERY IN AN A-R (AGRICULTURAL-RESIDENTIAL) ZONE IN THE GOLDEN VALLEY AREA, MORAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on July 5, 1994, a public hearing was conducted to determine whether approval should be granted for a Zoning Use Permit for the above described property to oWners C. Marten and Shirley Williams of Golden Valley, Arizona, and WHEREAS, the property is located north of Highway 68 and east of Laguna Road. The land is accessed from Highway 68 via Teddy Roosevelt Road, then north to Chino Drive, then west to Laguna Road, then north to Chinle Drive, then east to Hoover Road, then south to the site, and WHEREAS, the surrounding land uses consist of scattered residential dwellings and vacant land. There is a residential home located east of the property with the remainder of the lots directly adjacent to the property vacant, and WHEREAS, uses on site consist of a residential home, a plant nursery and a dog kennel. The dog kennel was approved under Zoning Use Permit on November 21, 1988, per Resolution No. P&ZC: 88-197, and WHER:::''<lS, the Zoning Use Permit for this property includes Lots 2 and 3 because both lots are needed to accommodate the kennel and the nursery. The ZUP for the dog kennel approved for Lot 3 requires a minimum of 2.5 acres of land, Lots 2 and 3 are a total of five acres in size, and WHEREAS, review of Floodplain Map #040058-2150B indicates this parcel is located in Zone C, an area of minimal flooding, and WHEREAS, at the public hearing before the Mohave County Planning and zoning Commission on June 8, 1994, the Commission recommended APPROVAL for a Zoning use Permit subj ect to the following: .f . That appropriate zoning, building, environmental and floodplain permits be obtained. 3. If construction or use has not commenced wi thin one year of Board of Superv~sors approval of the Zoning Use permi t or if the use has been discontinued for six months, then approval shall ,terminate at that date. 4. This Zoning Use Permit is subject to revocat~on upon 60 days notification by the Board of Supervisors if, in the opinion of the Commission and Board, the continued use of the property would be contrary to the public health, safety, and welfare. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, June 19, 1994, and posted June 20, 1994, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Tuesday, July 5, 1994, APPROVED this Zoning Use Permit as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
