SECTiON 20, TOWNSHIP 20 NORTH, RANGE 18 WEST, FOR THE ESTABLISHMENT OF A PRIVATE AIRCRAFT LANDING STRIP IN AN A-R/36A (AGRICULTURAL-RESIDENTIAL/THIRTY-SIX ACRE MINIMUM LOT SIZE) ZONE IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on July 5, 1994, a public hearing was conducted to determine whether approval should be granted for a zoning Use Permit for the above property to applicant Ed Bruce of Kingman, Arizona, and WHEREAS, the property is located north of Oatman Highway and east of Tombstone Trail. The property is accessed from Oatman Highway via Aquarius Drive, then west to the property, and WHEREAS, the site is vacant as is most of the surrounding area. There is one residential dwelling to the north and one residential dwelling to the south, and WHEREAS, Goldroad Station Unit 9 consists of a number of 40- plus acre parcels, and is surrounded by a number of subdivisions with two and one-half acre lots, and WHEREAS, the owner of the property proposes to use the site for a private aircraft landing strip that will traverse the two 40-acre parcels from north to south, and "'" WHEREAS, the site is primarily flat with a few washes running across the property from north to south, and WHEREAS, review of Floodplain Map #040058-2325B indicates this parcel to be in Zone A, an area of 100-year flood, base flood elevations and flood hazard factors not determined. This parcel requires a Floodplain Use Permit for any development, and WHEREAS, staff recommended denial of the proposed zoning Use Permit based on the following: (1) The use is not indicated as a permi tted use in an A-R zone, and (2) the landing strip and related aircraft uses, i.e., fuel, repairs, storage, will not be consistent with the surrounding residential properties, and , '. . . Page 2 PAGE 2 OF 2 BK 2~30 PG 390 (FEEt94-40387l RESOLUTION NO. 94-223 WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on June 8, 1994, the Commission recommended APPROVAL for a Zoning Use Permit subject to the following: 1. The applicant comply with all applicable provisions of the Mohave County Zoning Regulations. 2. That appropriate zoning, building, environmental and floodplain permits be obtained. 3. If construction or use has not commenced wi thin one year of Board of Supervisors' approval of the zoning Use Permit or if the use has been discontinued for six months, then approval shall terminate at that date. 4. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of Supervisors if, in the opinion of the Commission and Board, the continued use of the property would be contrary to the public health, safety, and welfare. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, June 19, 1994, and posted June 20, 1994, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Tuesday, July 5, 1994, APPROVED this Zoning Use Permit as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
