AS SHOWN ON PARCEL PLAT RECORDED JULY 11, 1990, IN BOOK 4, PAGE 97 OF PARCEL PLATS, SECTION 34, TOWNSHIP 21 NORTH, RANGE 19 WEST, FROM A-R/9A (AGRICULTURAL-RESIDENTIAL/NINE ACRE MINIMUM LOT SIZE) TO A-R/2A (AGRICULTURAL-RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE) IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on July 5, 1994, a public hearing was conducted to determine whether approval should be granted for a rezone for the above described property to owners Frank and Sylvia prattini of Golden Valley, Arizona, and WHEREAS, the site is located south of Highway 68 on the northeast corner of Egar Road and Shinarump Drive. The site is accessed from Highway 68 via Egar Road, then south to the site, and WHEREAS, the surrounding area consists residential homes and vacant land, and of scattered WHEREAS, the property has a mObile home located on the eastern portion and a new double-wide mobile home recently set on the west side of the site. The mobile home on the west portion is not occupied or oonnected to utility services, and WHEREAS, the owner is proposing to divide the property into three parcels, and WHEREAS, review of Floodplain Map #040058-2300B indicates this parcel is located in Zone C, an area of minimal flooding, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on June 8, 1994, the Commission recommended APPROVAL for a rezone subject to the following: ,. WEST 1. The southe'iM parcel be zoned A-R/3A (Agricul tural- Residential/Three Acre Minimum Lot Size); the two other parcels be zoned A-R/2A (Agricultural-Residential/Two Acre Minimum Lot Size). Submittal and recordation of a Parcel Plat prepared in accordance with Article 3.16 of the Mohave County Subdivision Regulations and 102. 04-B of the Standard Specifications. 3. That the Board of Supervisors accept the dedication of a 20-foot radius curve at the intersection of Shinarump Drive and Egar Road. The dedication required by the rezoning resolution shall be shown on the Parcel Plat and accepted by the Board of Supervisors upon Parcel Plat recordation. 4. The parcels shall meet or exceed their respective acreage exclusive of road easements. 5. Each parcel shall have legal access. 6. The Parcel Plat shall show any surface drainage and FEMA flood zones. 7. That appropriate zoning, building, environmental and floodplain permits be obtained prior to any development. These permits will not be issued until Parcel Plat recordation. 8. The rezone shall not become effective for 30 days after final Board of Supervisors approval for the change in classification, as per ARS 11-829E. 9. If these conditions are not met within one year this approval will be void. If at the expiration of this period the property has not been improved to meet the use for which it was conditionally approved, the Board (after notification by registered mail to the owner and applicant who requested the rezoning) shall schedule a public hearing to grant an extension, determine compliance with the schedule for development, or cause the property to revert to its former zoning classification. This action is in accordance with Arizona Revised Statues Annotated, Title 11, Chapter 6, 11-832. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, June 19, 1994, and posted June 20, 1994, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. RESOLUTION NO. 94-222 Page 3 ~AGE 3 OF 3 SK 2430 PG 3&8 (FEEt94-40386l NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Tuesday, July 5, 1994, APPROVED this rezone as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
