PAGE 1 OF ' MOHAVE COUHTY BOARD OF SUPERVISORS REeORDING FEE 0.00 HC RESOLUTION NO. 94-220 A RESOLUTION SETTING FORTH A REZONE OF PARCEL 4, GOLDROAD STATION, UNIT 6, SECTION 18, TOWNSHIP 20 NORTH, RANGE 18 WEST, FROM A-R/36A (AGRICULTURAL-RESIDENTIAL/THIRTY-SIX ACRE MINIMUM LOT SIZE) TO A-R/16A AND A-R/IOA (AGRICULTURAL-RESIDENTIAL/ SIXTEEN AND TEN ACRE MINIMUM LOT SIZES) IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on July 5, 1994, a public hearing was conducted to determine whether approval should be granted for a rezone for the above described property to owner Steve Kobayashi of Gardena, California, and WHEREAS, the property is located north of Oatman Highway and east of Desert View Road. This land is accessed via Oatman Road, then north on Desert View Road, then east on Ute Drive to the site, and WHEREAS, the property is vacant and primarily flat. No significant drainage or washes cross the property, and WHEREAS, there are no residences or development in the vicinity of the property, and WHEREAS, review of FEMA Floodplain Map #040058-2325B indicates this parcel to be in Zones A and C. zone A is an area of lOO-year flood, base flood elevations and flood hazards not determined. The remainder of the parcel is in Zone C, an area of minimal [~ooding. This parcel requires a Floodplain Use Permit for any~'development, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on June 8, 1994, the Commission recommended APPROVAL for a rezone subject to the following: 1. The parcels be zoned Residential/Sixteen Size) . A-R/16A and A-R/I0A (Agricultural- Acre and Ten Acre Minimum Lot 2. Submittal and recordation of a parcel Plat prepared in accordance with Article 3.16 of the Mohave County Subdi vision Regulations and 102. 04-B of the Standard Specifications. " . . '. That the Board of Supervisors accept the dedication of a 20-foot radius curve at the intersection of Ute Drive and Kingman Trail. The dedication required by the rezoning resolution shall be shown on the Parcel Plat and accepted by the Board of Supervisors upon Parcel Plat recordation. 4. The parcels shall meet or exceed their respective acreage exclusive of roadways. 5. Each parcel shall have legal access. 6. The Parcel Plat shall show any surface drainage and FEMA flood zones. 7. That appropriate zoning, building, environmental and floodplain permits be obtained prior to any development. These permits will not be issued until Parcel Plat recordation. 8. The rezone shall not become effective for 30 days after final Board of Supervisors approval for the change in classification, as per ARS 11-829E. 9. If these conditions are not met wi thin one year this approval will be void. If at the expiration of this period the property has not been improved to meet the use for which it was conditionally approved, the Board (after notification by registered mail to the owner and applicant who requested the rezoning) shall schedule a public hearing to grant an extension, determine compliance with the schedule for development, or cause the property to revert to its former zoning classification. This action is in accordance with Arizona Revised Statutes Annotated, Title 11, Chapter .5, 11-832. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, June 19, 1994, and posted June 20, 1994, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. . . . , RESOLUTION NO. 94-220 Page 3 NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Tuesday, July 5, 1994, APPROVED this rezone as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
