PAGE i OF MDHAVE COUHTY 80ARD OF SUPERVISORS RECORDING FEE 0.013 He RESOLUTION NO. 94-219 A RESOLUTION SETTING FORTH A REZONE OF A PORTION OF THE SE\, NE\, SE\ OF SECTION 21, TOWNSHIP 14 NORTH, RANGE 20 WEST, FROM C-2 (GENERAL-COMMERCIAL) AND R-E (RESIDENTIAL-RECREATION) TO c-2H (GENERAL-COMMERCIAL HIGHWAY FRONTAGE) IN THE LAKE HAVASU AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on July 5, 1994, a public hearing was conducted to determine whether approval should be granted for a rezone for the above described property to owners Morris Miller and Lyle and Stel1ene Matzdorff of Lake Havasu City, Arizona, and WHEREAS, the property is located west of Highway 95 north of Lake Drive. The site can be accessed directly Highway 95 or Lake Drive, and and from WHEREAS, the surrounding area consists of vacant land to the north and east, open storage to the south, mini storage units to the southwest and a residential mobile home park to the west, and WHEREAS, the southern portion of the site proposed for rezoning is zoned C-2 and has a number of commercial businesses in use. The northern portion is vacant and is zoned R-E, and WHEREAS, uses on the site consist of a convenience store, gas pumps, laundromat and mini storage units, with a portion of the units converted to a commercial auto repair shop. There is a small temporary office building for U-Haul truck rentals with a number ~f~U-Haul trucks in open storage, and WHEREAS, review of Floodplain Map #040058-3110B indicates this parcel is located in Zone C, an area of minimal flooding, and WHEREAS, at the public hearing before the Mohave County Planning and zoning Commission on June 8, 1994, the Commission recommended APPROVAL for a rezone subject to the following: 1. The parcel be zoned C-2H/1A (General commercial Highway Frontage/One Acre Minimum Lot Size). 2. That appropriate zoning, building, environmental and floodplain permits be obtained. . . l PAGE 2 OF 3 9K 2430 PG 379 (FEE~94~40383) Page 2 RESOLUTION NO. 94-219 3. The zoning areas are to be designated per "Exhibit An. 4. The applicant comply with all applicable provisions of the Mohave County Zoning Regulations and compliance with Section 27.P (Site Plan Requirements). 5. The rezone shall not become effective until 30 days after final approval of the change in classification by the Board of Supervisors, as per ARS 11-829E. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, June 19, 1994, and posted June 20, 1994, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Tuesday, July 5, 1994, APPROVED this rezone as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
