RESOLUTION NO. 94-218
A RESOLUTION SETTING FORTH A SPECIFIC USE PERMIT ON THE NE~, NW~,
SE%, SW%, SECTION 35, TOWNSHIP 19 NORTH, RANGE 22 WEST, FOR THE
ESTABLISHMENT OF A TRUSS MANUFACTURING BUSINESS IN AN M
(MANUFACTURING) ZONE, IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE
COUNTY, ARlZONA.
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on July 5, 1994, a public hearing was
conducted to determine whether approval should be granted for a
Specific Use Permit for the above described property to owner
Jerry Bloor of Ft. Mohave, Arizona, and
WHEREAS, the property is located east of Highway 95 and
north of Lipan Boulevard. The site is accessed from Highway 95
via Lipan Boulevard, then east approximately one-quarter mile to
an unnamed access easement, then north to the site, and
WHEREAS, the property is zoned M (Manufacturing) which
requires a Specific Use Permit for each new use, and
WHEREAS, the surrounding land uses consist of vacant land to
the east, an automobile wrecking yard and open equipment storage
to the south, a refuse collection bin storage area and office to
the southwest, and residential homes to the north, and
WHEREAS, although there is some equipment on site, the
majority of the site is vacant. The area is surrounded by a six-
foot chain link fence. The portion of the site adjacent to the
residential area is separated by a chain link fence with view-
obscuring slats and a row of shrubbery, and
WHEREAS, there is a difference in land elevations between
the manufacturing property and the residential area to the north.
The residential property is approximately 8 to lO feet higher
than the manufacturing site, and
WHEREAS, the residential lot to the north of the
manufacturing property has a mobile home on the northern border
and a garage on the southern border. The garage serves as a
buffer from the manufacturing area, and

WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on June 8, 1994, the Commission
recommended APPROVAL for a Specific Use Permit.
WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, June 19, 1994, and posted June 20, 1994,
as required by Arizona Revised Statutes and the MOhave County
Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Tuesday, July 5, 1994, DENIED this
Specific Use Permit.
