"~:-7~ HOHIIVE COUNTY BOARD OF SUPER\!ISORS ~/tJ~"~~~ RECOROI~G FEE 0,00 Ne '-~ RESOLUTION NO. 94-217 A RESOLUTION SETTING FORTH A REZONE OF LOT 15, RIO HACIENDA, TRACT 1224, SECTION 14, TOWNSHIP 19 NORTH, RANGE 22 WEST, FROM RMH/20M (SINGLE FAMILY RESIDENTIAL-MOBILE HOMES/TWENTY THOUSAND SQUARE FOOT MINIMUM LOT SIZE) TO RMH/15M (SINGLE FAMILY RESIDENTIAL-MOBILE HOMES/FIFTEEN THOUSAND SQUARE FOOT MINIMUM LOT SIZE) IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on July 5, 1994, a public hearing was conducted to determine whether approval should be granted for a rezone for the above described property to owner Wayne Calahan of Bullhead City, Arizona, and WHEREAS, the property north of Camp Mohave Road. via Camp Mohave Road, then the site, and is located east of Highway 95 and The site is accessed from Highway 95 east to Avenida Chico, then north to WHEREAS, the surrounding area consists primarily of residential homes with vacant land south of Camp Mohave Road, and WHEREAS, Rio Hacienda Subdivision is zoned RMH/20M (ReSidential Mobile Homes/Twenty Thousand Square Foot Minimum Lot Size) and is made up of 20 lots averaging 30,000 square feet. The majority of the subdivision lots have residential homes on site. A few of the lots are vacant, and WHEREAS, the property proposed for rezoning has one mobile home on_~rte. The applicant proposes to divide the property into two 15,000 square foot lots and then place another mobile home on the newly created lot, and WHEREAS, a few of the residents in the SUbdivision have indicated that they are opposed to any lot divisions, and WHEREAS, review of Floodplain Map #040058-2435D indicates this parcel to be in Zone AOi an area of 100-year shallOW flooding where depths are between one and three feet. Base flood elevations are shown, but no flood hazard factors are determined. A Floodplain Use Permit is required for development, and " " , . RESOLUTION NO. 94-217 Pt'tGE 2 OF 2 BK 2430 PG 377 (FEE~9+-40382) Page 2 WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on June 8, 1994, the Commission recommended DENIAL for a rezone based on the following: 1. The division would not be consistent with the surrounding lots in the subdivision. 2. The subdivision has remained as it was originally established by the subdivider. This lot split would be the first lot division and may set a precedence for additional splits in the subdivision. 3. The division of this parcel could become a spot zone in terms of increased density. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, June 19, 1994, and posted June 20, 1994, as required by Arizona Revised Statutes and the Mohave County zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Tuesday, July 5, 1994, DENIED this rezone as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
