PAGE 1 OF ~ MOHAVE COUNTY BOARD OF SUPERVISORS RECORDING fEE ij,OO He RESOLUTION NO. 94-208 A RESOLUTION SETTING FORTH APPROVAL OF AN EXTENSION OF TIME FOR THE APPROVED PRELIMINARY PLAN FOR SUN VALLEY ESTATES, TRACT 4064, BEING A SUBDIVISION OF A PORTION OF THE SE\ OF SECTION 36, TOWNSHIP 19 NORTH, RANGE 22 WEST, AND THE NE\ OF SECTION 1, TOWNSHIP 19 NORTH, RANGE 22 WEST, LOCATED IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held July 5, 1994, a public hearing was conducted to determine whether approval should be granted for an Extension of Time for the approved Preliminary Subdivision Plan of Sun Valley Estates, Tract 4064, and WHEREAS, the owner/developer of this tract is John McCormick, McCormick Properties, Riviera, Arizona. The engineer responsible for the preparation of the drainage report and design of the subdivision is Stovall Engineers, Inc., Bullhead City, Arizona, and WHEREAS, the submitted preliminary plan depicts 160 acres subdivided into 455 lots. Lot sizes range from 7,150 square feet to 20,800 square feet, providing a density of 2.8 units per acre, and WHEREAS, water will be supplied by Bermuda Water Company, electric power will be provided by Mohave Electric and telephone service will be furnished by Citizens Utili ties Company. The subdivision is within the Fort Mojave Mesa Fire District. Sewage disposal-, ;:rill be accommodated via a public sewage system. Solid waste will be removed by Tri-State Refuse and transported to the Mohave County Landfill, and WHEREAS, Article 3.10-1 states, "Upon application to the Commission and prior to the expiration of the time limit, extensions in increments of one (1) year may be granted by the Board if the subdivider is actively processing the Final Plat. If such action is not taken then all proceedings relating to the plat shall be terminated," and WHEREAS, in a letter dated May 3, 1994, G. Kelly Grier of Stovall Engineers, Inc. states that Phase "A" has been recorded and Phase "B" is being prepared for resubmittal, and . !f . . RESOLUTION NO. 94-208 Page 2 PAGr 2 OF 2 BY. 2~30 PG 3~1 (FEE~94-40373) WHEREAS, the revised preliminary plan for this tract was approved by the Mohave County Board of Supervisors on May 1, 1991, via Resolution No. 91-118. BaS Resolution No. 93-117 granted the first Extension of Time. This will be the second Extension of Time, and WHEREAS, at a public hearing on June 8, 1994, the Mohave County Planning and Zoning Commission recommended APPROVAL of the requested Extension of Time subject to the following: 1. Compliance with all conditions as stated in BaS Resolution No. 91-118. 2. This Extension of Time will be in effect until June 5, 1995. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation, in Kingman, Mohave County, Arizona on June 19, 1994, as required by the Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Tuesday, July 5, 1994, APPROVED the Extension of Time for Sun Valley Estates, Tract 4064, as recommended by the Mohave County Planning and Zoning Commission, subject to the conditions outlined herein.
