RESOLUTION NO. 94-206
A RESOLUTION SETTING FORTH APPROVAL OF AN EXTENSION OF TIME FOR
THE APPROVED PRELIMINARY PLAN OF MESA VILLAS, TRACT 4146, BEING A
SUBDIVISION OF A PORTION OF THE NW\ OF THE SW\, SECTION 23,
TOWNSHIP 19 NORTH, RANGE 22 WEST, LOCATED IN THE SOUTH MOHAVE
VALLEY AREA, MOHAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held July 5, 1994, a public hearing was conducted
to determine whether approval should be granted for an Extension
of Time for the approved Preliminary Subdivision Plan of Mesa
Villas, Tract 4146, and
WHEREAS, the owner/developer of this project is Land Vest, a
corporation located in Northridge, California. The engineer
responsible for plan preparation and drainage study is Stovall
Engineers, Inc., Bullhead City, Arizona, and
WHEREAS, the proposed project is located approximately three
miles south of Bullhead City between Aztec Road and Courtney
Place, and
WHEREAS, the Preliminary Subdivision plan depicts 3.29 acres
divided into 16 lots ranging from 8,432 to 9,114 square feet in
size, providing an overall density of 19.4 units per acre, and
WHEREAS, the zoning for the proposed subdivision is R-M/8M
(Multi-Family Residential/Eight Thousand Square Foot Minimum Lot
Size) and was established by BOS Resolution No. 92-317 on October
5, 1992,.c-ahd
WHEREAS, water will be supplied by Bermuda Water Company and
electriC power will be furnished by Mohave Electric Cooperative.
Telephone service will be provided by Citizens Utilities Company.
Fire protection will be furnished by Fort Mojave Mesa Fire
Department; sewage disposal will be accommodated via community
sewer. Solid waste will be removed by a private carrier to be
transported to the Mohave County Landfill, and
WHEREAS, Article 3.10-1 states, "Upon application to the
Commission and prior to the expiration of the time limit,
extensions in increments of one (1) year may be granted by the
Board if the subdivider is actively processing the Final Plat.
If such action is not taken then all proceedings relating to the
plat shall be terminated," and

County Planning and Zoning Commission recommended APPROVAL of the
requested Extension of Time subject to the following:
1. Compliance with BaS Resolution No. 92-178.
2. This Extension of Time will be in effect until June 1,
1995.
WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation, in Kingman,
Mohave County, Arizona on June 19, 1994, as required by the
Arizona Revised Statutes and the Mohave County Zoning
Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Tuesday, July 5, 1994, APPROVED the
Extension of Time for Mesa Villas, Tract 4146, as recommended by
the Mohave County Planning and Zoning Commission, subject to the
conditions outlined herein.
