PAGE i OF : HOHAVE COUNTY BOARD OF SUPERVISORS RECORD!NG FEE 0,00 He RESOLUTION NO. 94-205 A RESOLUTION SETTING FORTH APPROVAL OF AN EXTENSION OF TIME FOR THE APPROVED PRELIMINARY PLAN OF SAGE ESTATES, TRACT 4105, BEING THE N~ SE~ NW~ AND THE N~ N~ S~ SE~ NW~ SECTION 25, TOWNSHIP 19 NORTH, RANGE 22 WEST, LOCATED IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held July 5, 1994, a public hearing was conducted to determine whether approval should be granted for an Extension of Time for the approved Preliminary Subdivision Plan of Sage Estates, Tract 4105, and WHEREAS, the owner/developer of this tract is J. T. Miller, Sage Investment, Inc., Fort Mohave, Arizona. The engineer responsible for the preparation of the drainage report and design is McLaughlin-Kmetty Engineers, Inc., Phoenix, Arizona, and WHEREAS, this project is located approximately two and one- half miles south of Bullhead City, one and one-fourth miles east of State Route 95, and one-fourth mile south of El Rodeo Road, and WHEREAS, the revised Preliminary Plan depicts a 25-acre parcel divided into 84 lots ranging in size from 8,100 square feet to 11,500 square feet, yielding an overall density of 3.3 lots per acre, and WHEREAS, Article 3.10-1 states, "Upon application to the Commissio~ and prior to the expiration of the time limit, extensions in increments of one (1) year may be granted by the Board if the subdivider is actively processing the Final Plat. If such action is not taken then all proceedings relating to the plat shall be terminated," and WHEREAS, in a letter dated April 14, 1994, Mr. J. T. Miller ci tes slow economic conditions and difficulties with ADEQ as justification for the extension, and WHEREAS, the revised Preliminary Plan for this tract was approved by the Mohave County Board of Supervisors on November 5, 1990, via BOS Resolution No. 90-302. BOS Resolution No. 93-5 granted the first extension until November 5, 1993. This will be the second Extension of Time, and J . . \ RESOLUTION NO. 94-205 Page 2 PAGE 2 OF 2 3K 2430 ~G 355 (FEE.94~40371) WHEREAS, at a public hearing on June 8, 1994, the Mohave County Planning and Zoning Commission recommended APPROVAL of the requested Extension of Time subject to the following: 1. Compliance with BOS Resolution No. 90-302 2. This Extension of Time will be in effect until November 5, 1994. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation, in Kingman, Mohave County, Arizona on June 19, 1994, as required by the Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Tuesday, July 5, 1994, APPROVED the Extension of Time for Sage Estates, Tract 4105, as recommended by the Mohave County Planning and Zoning Commission, subject to the conditions outlined herein.
