PAGE i OF 2 HOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 He RESOLUTION NO. 94-204 A RESOLUTION SETTING FORTH APPROVAL OF AN EXTENSION OF TIME FOR THE APPROVED PRELIMINARY PLAN OF THE OVERLOOK, TRACT 4137, BEING A SUBDIVISION OF THE E~ OF THE NE~ OF SECTION 14, TOWNSHIP 19 NORTH, RANGE 22 WEST, LOCATED IN THE SOUTH MOHAVE VALLEY AREA, MORAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held July 5, 1994, a public hearing was conducted to determine whether approval should be granted for an Extension of Time for the approved Preliminary Subdivision Plan of The Overlook, Tract 4137, and WHEREAS, the owner/developer of this tract is Joe Watson of Henderson, Nevada. The engineer responsible for the preparation of the drainage report and design of this sUbdivision was Holland West, Inc., Bullhead Ci ty, Arizona. Mr. Watson has recently changed engineers and is currently represented by Stovall Engineers, Inc., Bullhead City, Arizona, and WHEREAS, this project is adjacent to the southern city limits of Bullhead City on the southwest corner of Mountain View Road and Sterling Road. It is approximately three-fourths mile east of State Route 95, and WHEREAS, approximately size is 7,000 the submitted Preliminary Plan depicts 80 acres subdivided into 273 lots. The minimum lot square feet; the density is 3.4 units per acre, and ,,"'1 WHE!'I.EAS, Article 3.10-1 states, "Upon application to the Commission and prior to the expiration of the time limit, extensions in increments of one (1) year may be granted by the Board if the subdivider is actively processing the Final Plat. If such action is not taken then all proceedings relating to the plat shall be terminated," and WHEREAS, in a letter dated March 1, 1994, Ms. G. Kelly Grier, Stovall Engineers, Inc., requested an Extension of Time on behalf of the developer. She cites a change in the ownership of the land and a desire on the owner's part to proceed with the project as justification for the extension, and . . , RESOLUTION NO. 94-204 Page 2 PAGE:! OF 3K 2~30 Pii 2 3~3 (F~E~9~-~0370) WHEREAS, the revised Preliminary Plan for this tract was approved by the Mohave County Board of Supervisors on June 3, 1991, via Resolution No. 91-147. BOS Resolution No. 93-125 granted an Extension of Time until June 3, 1994. This will be the second Extension of Time for this project, and WHEREAS, at a public hearing on June 8, 1994, the Mohave County Planning and Zoning Commission recommended APPROVAL of the requested Extension of Time subject to the following: 1. Compliance with all conditions as stated in BaS Resolution No. 91-147. 2. This Extension of Time will be in effect until June 3, 1995. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation, in Kingman, Mohave County, Arizona On June 19, 1994, as required by the Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Tuesday, July 5, 1994, APPROVED the Extension of Time for The Overlook, Tract 4137, as recommended by the Mohave County Planning and Zoning Commission, subject to the conditions outlined herein.
