PAGE 1 Of 2 HOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE Q.OO Nt RESOLUTION NO. 94-449 A RESOLUTION SETTING FORTH A REZONE OF A PORTION OF GOVERNMENT LOT 4, ASSESSOR'S PARCEL #301-06-026 AS SHOWN ON ASSESSOR'S MAP DATED AUGUST 30, 1988, SECTION 34, TOWNSHIP 21 NORTH, RANGE 11 WES'1', FROM A-R (AGRICUL'l'URAL-RESIDENTIAL) ZONE '1'0 C-MO (COMMERCIaL-MANUFACTURING OPEN LO'1' STORAGE) ZONE IN THE MORAVE COUNTY GENERAL AREA, MORAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on December 5, 1994, a public hearing was conducted to determine whether approval should be granted for a Rezone for the above described property to Allen and Gloria 'Winder of Arcadia, California, and WHEREAS, the land is located west of 1-40 and north of the I-40/ McConnico InterChange. The property is accessed from I-40 via the McConnico Interchange, then west to Oatman Road/I-40 Frontage Road, then north to the site, and WHEREAS, the surrounding land use consists of a concrete manufacturing plant to the north, a residential home to the south, vacant land to the west and 1-40 to the east. There are a number of commercial businesses in the area located on the east and west sides of the 1-40 Frontage Road, and WHEREAS, there is a home, garage and a storage building on the si te. The applicant proposes to use the property to store and sell decorative landscape rock, and WHEREAS, the proposed rezoning is in conformance with the McConnico Area Plan, and WHEREAS, review of Floodplain Map #040058-2325B indicates this parcel to be in Zone A, an area of 100-year flood, base flood elevations and flood hazard factorS not determined. This parcel requireS a Floodplain Use Permit for any development, and WHEREAS, at the public hearing before the Mohave COunty Planning and Zoning Commission on November 9, 1994, the Commission recommended APPROVAL for a Rezone subject to the following: 1. If the home is to be used for residential purposes, a Zoning Use Permit will be required. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, December 5, 1994, APPROVED this Rezone as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
