RESOLUTION NO. 94-448 A RESOLUTION SETTING FORTH A REZONE OF LAKE RAVASU ESTATES, MORAVE CENTER, UNIT 1, TRACT 1168, EXCEPT BLOCKS A AND B AND LOT 24, BLOCK E LYING EAST OF 1-40, SECTION 13, TOWNSHIP 17 NORTH, RANGE 18 WEST FROM A-R (AGRICULTURAL-RESIDENTIAL) TO M-X (HEAVY MANUFACTURING), C-MO (COMMERCIAL MANUFACTURING OPEN LOT STORAGE) AND C-RE (COMMERCIAL RECREATION) ZONES IN THE YUCCA PORTION OF THE MORAVE COUNTY GENERAL AREA, MORAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave COunty Board of Supervisors held on December 5, 1994, a public hearing was conducted to determine whether approval should be granted for a Rezone for the above described property to Triple G partnership of Kingman, Arizona, and WHEREAS, the land is located south of the Yucca Townsite and east of Interstate 40. The property is accessed from Interstate 40 via Alamo Road, then east to the site, and WHEREAS, the terrain is primarily flat with a wash traversing the southern portion of the site, and WHEREAS, the surrounding land uses consist of vacant land and a few residential dwellings. The land to the east is zoned M-X (Heavy Manufacturing) and is used as a motor vehicle proving ground under ownership by Ford Motor Company. The land to the west has recently been rezoned and is being developed by Scott Paper Company. There are four residential homes located southeast of the site to be rezoned. The property the homes are located on are a part of Lake Havasu Estates, Mohave Center, Tract 1168. There is also a residential home located on the west side of the site located on a parcel which was not a part of the Lake Havasu Estates, Tract 1168, abandonment and rezone, and . WHEREAS, there is a fenced area with a building and assorted equipment on the northeast side of the property proposed for rezone, and WHEREAS, the existing subdivision is proposed for abandonment and reversion to acreage. This will create a large parcel that will be more suitable for commercial and industrial development, and . c . WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, November 20, 1994, and posted November 18, 1994, as required by Arizona Revised Statutes and the MOhave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of supervisors, at their regular meeting on Monday, DeCember 5, 1994, APPROVED this rezone as recommended by the Mohave County Planning and zoning commission and outlined herein.
