A RESOLU'l'ION SETTING FORTH A REZONE OF PARCEL 508, EXCEPT THE NORTH
1784 FEE'!', STOCKTON HILL RANCHES, UNIT 10, SECTION 18, TOWNSHIP 23
NORTH, RANGE 16 WEST, FROM A-R/10A (AGRICULTURLA-RESIDENTIAL/TEN ACRE
MINIMUM LOT SIZE) TO A-R/5A (AGRICULTURAL-RESIDENTIAL/FIVE ACRE
MINIMUM LOT SIZE) IN THE MORAVE COUN'l'Y GENERAL AREA, MORAVE COUNTY,
ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board of
Supervisors held on December 5, 1994, a public hearing was conducted
to determine whether approval should be granted for a Rezone for the
above described property to Clyde Simpson of Borrego Springs,
California, and
WHEREAS, the land is located south of Calle Muerlos and east of
Avenida Ramirez. The site is accessed from Stockton Hill Road via
Calle Chavez, then east to the site, and
WHEREAS, this land is primarily flat with no significant
drainage. The land is vacant with no residences adjacent to this
parcel. There are other parcels in the vicinity that have been
rezoned to five-acre minimum lot size, and
WHEREAS, review of Floodplain Map #040058-2000B indicates that
this parcel is located in Zone C, an area of minimal flooding, and
WHEREAS, the created parcels are in conformance with the Long
Mountain Area Plan, and
WHEREAS, at the public hearing before the Mohave County Planning
and Zoning Commission on November 9, 1994, the commission recommended
APPROVAL for a Rezone subject to the following:

3. That the aoard of Supervisors accepts the dedication of a
30-foot road right-of-way along the western boundary parcel
and a 60-foot road right-of-way along the eastern boundary.
Also, accept the dedication of 20-foot radius curves at the
southeast and southwest corners of th~ parcel.
4. That the Board of Supervisors accept the granting of an
eight-foot PUE following the dedicated roadways and radius
curves along the west, south, and east boundaries of the
parcel.
5. The dedication and granting required by the Rezone
resolution shall be shown on the Parcel Plat and accepted by
the Board of Supervisors upon Parcel Plat recordation.
6. Each parcel shall meet or exceed its respective acreage
exclusive of roadways.
7. Each parcel shall have legal access.
8. The Parcel Plat shall show any surface drainage and FEMA
flood zones.

10. The Rezone shall not become effective for 30 days after

classification, as per ARS 11-8298, and all conditions of
the Rezone have been satisfied.
11. If these conditions are not met within one year, this
approval will expire. If at the expiration of this period
the property has not been improved to meet the use for which
it was conditionally approved, the Board (after notification
by registered mail to the owner and applicant who requested
the rezoning) Shall SChedule a public hearing to grant an
extension, determine compliance with the schedule for
development, or cause the property to revert to its former
zoning classification. This action is in accordance with
Arizona Revised Statutes Annotated, Title 11, Chapter 6, 11-
832.

WHEREAS, the notice of hearing was published in the Kingman Daily
Miner, a newspaper of general circulation in Kingman, Mohave County,
Arizona, November 20, 1994, and posted November 18, 1994, as required
by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at
their regular meeting on Monday, December 5, 1994, APPROVED this
Rezone as recommended by the Mohave County Planning and Zoning
Commission and outlined herein.
